Leak Detection in Bishopton

If your house in Dargavel is less than two years old, the first call about a leak should usually go to the developer, not to us. In that early period most new home warranties make the builder responsible for putting right defects, plumbing included, and work done by somebody else can muddy that. We would rather say so than take the job. Where we do come in is when the house is past that window, when the builder has been slow and water is still coming through, or when nobody can agree where it is coming from. Bishopton has a great many houses at that stage, because so much of Dargavel was built in the last fifteen years.

About Bishopton

Bishopton is an old Renfrewshire village with a new town's worth of houses beside it, built at Dargavel on the site of the old ordnance factory.

For most of the twentieth century Bishopton was a village beside the Royal Ordnance Factory, with older stone houses near the station, inter-war and post-war houses round them, and the factory's land stretching away to the south. Since the factory closed, that land has become Dargavel Village, built out phase by phase by several developers, with a new primary school and thousands of homes. So the town now has two quite different housing stocks side by side, and a leak in each tends to come from a different place.

A new house goes through a settling-in period. Timber dries out and shrinks a little in the first year or two, plaster cracks at corners, and pipes fixed tight at the time can be pulled or stressed. Most plumbing faults in a new build show up in that window, at a joint that was not quite finished, a seal that was not quite seated, or a waste that was not quite glued, and most new home warranties cover exactly that kind of defect in the first two years.

After that the builder's responsibility usually narrows to structural matters, and a leak becomes the owner's to sort out, the same as in any other house. The older village houses are a different story again, with copper pipework that has been altered over decades and radiators and valves changed more than once.

What We Do in Bishopton

Emergency Callouts

If water is coming through a ceiling, close the stopcock, photograph what you see, and call the developer as well as us on 07988 591331.

Boilers

A new boiler losing pressure in its first years is a warranty matter for the boiler maker or the builder, and we tell you which before we touch it.

Drains

Paul's side of the team tests baths, showers and sinks one outlet at a time when a leak only shows with water going down a waste.

Heating

Heating pipes in new build floors and walls traced with the heating running, so nothing is opened before the leak is found.

Common Problems in Bishopton

A shower tray seal that was never right

The joint between a shower tray and the wall relies on a sealant line and, behind it, on how the tray was bedded. If the tray moves when stood on, the seal opens a fraction every time, and water gets under the tray and into the floor. The ceiling below an en-suite is where it shows, often months after the house was handed over.

A waste pipe joint that was only pushed together

Plastic waste pipe is joined either with solvent cement or with push fit seals, and a joint meant to be cemented that was only pushed together will hold until the waste is busy. A leak that only appears when the bath is emptied, not when the taps run, is usually on the waste side rather than the supply.

A compression nut that was left finger tight

Under sinks and behind toilets, supply pipes are joined to valves with compression fittings that need tightening by a set amount. One left short weeps slowly, and in a new kitchen the drip collects in the plinth void under the units where nobody looks. A damp smell from a kitchen plinth, or a swollen plinth board, is worth checking early.

Joints left under the boards by old refits

In the older village houses, every kitchen and bathroom refit has cut into the copper and added joints, and some of those were left under the floorboards where nobody will see them again. A slow weep from one of them shows as a damp board or a stained ceiling below, often well away from the room that was refitted.

Pricing in Bishopton

We give you a clear price before any work starts. That price is what goes on the invoice. If what you tell us on the phone points to a defect the developer should be putting right, we say so before anything is booked. Where you go ahead, whether because the warranty has ended or because something needs making safe now, the written report we leave sets out what we found, where and why, which is what a developer, a warranty provider or an insurer will ask for if the question of who pays comes up later.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

Bishopton Questions

Both, in that order of who does what. Close the stopcock and photograph everything, then report it to the developer in writing, because in the first two years the defect is usually theirs to put right. If water keeps coming, or nobody can attend, call us on 07988 591331 to make it safe, and keep a note of what was done, so your warranty claim is not affected.
