Boiler Replacement in Bearsden

In a lot of Bearsden houses the boiler is the easy part of a replacement. The harder decision is the hot water cylinder in the airing cupboard. A house with a family bathroom, an en suite and a shower room downstairs was usually given stored hot water for a reason, and swapping it for a combi to free up a cupboard can leave two showers that will not run at the same time. Of all the choices in boiler replacements on bigger houses, it is the one that is hardest to undo, so it is settled at the survey before any boiler is picked.

About Bearsden

Bearsden is full of family houses that gained bathrooms over the years, and the hot water has to keep up with all of them at once.

Bearsden grew from a village round the Cross into one of the larger suburbs north of Glasgow. The oldest houses are Victorian and Edwardian villas near the station and the old village, a great deal of the town is semi-detached and detached houses from the 1920s and 1930s along roads such as Drymen Road and Milngavie Road, and later private estates such as Baljaffray filled in the edges. Plenty of those houses have since been extended at the back or into the roof, and each extension tended to bring another bathroom with it.

Hot water in those houses comes one of three ways. A vented cylinder in the airing cupboard fed by a cold tank in the loft gives a steady but gentle flow. An unvented cylinder fed straight from the mains gives strong showers on every floor. A combi heats water as it is drawn and stores none. Each leans on the water main differently, and the supply pipe into a 1930s house was laid long before anybody planned an en suite. That is why the flow coming into the house gets measured before anyone recommends a combi for a house with three places to shower.

What We Do in Bearsden

Emergency Callouts

If the old boiler fails before the replacement date, call 07988 591331. Where the cylinder has an immersion heater, it can cover the hot water in the meantime.

Boilers

System boilers and combis from the makes we are manufacturer certified to fit, sized to the whole house rather than to the badge on the old one.

Drains

The new condensate pipe goes to an inside waste wherever the layout allows, so it is not left exposed to frost.

Heating

Radiators added with an extension are counted in, so the new boiler is sized for every room it now has to heat.

Common Problems in Bearsden

Two showers that will not run together

A combi heats water as it flows and can only heat so much at once. In a house with a family bathroom and an en suite, the second shower turned on takes flow and heat from the first. A cylinder holds enough hot water to run both, which is why a house set up with one usually had a reason for it.

A water main that cannot carry the plan

An unvented cylinder and a combi both draw straight from the mains, so both are only as good as the supply pipe into the house. An older house on a narrow or long supply pipe can have good pressure with one tap open and poor flow with three. Which option works depends on that figure, so it is measured rather than guessed.

An en suite added after the hot water was sized

Bathrooms added in a loft conversion or an extension were often connected to whatever hot water was already there. If the cylinder was sized for one bathroom, the new one is what runs out first. The replacement is the time to size the hot water for the house as it is now, not as it was built.

Pricing in Bearsden

A new boiler supplied and fitted starts from £699 including VAT, with the final price confirmed on the call or the visit. In a house with more than one bathroom the hot water moves the price more than the boiler does. A combi swapped into the same spot is the simplest job, a system boiler with a new unvented cylinder is a bigger one, and taking out the loft tanks adds a little more. The survey is free. Mo or David measure the mains flow and count the bathrooms, and the fixed price comes out of that survey, with each option priced so you can compare them side by side.

Keep the Cylinder, or Go Combi?

Go combi if the house has one bathroom in regular use, or two where nobody showers at the same time, and the flow at the kitchen tap holds up with another tap running. You gain the airing cupboard and lose the tanks in the loft. Keep stored hot water if two showers often run together, if there is a bath people actually fill, or if the mains flow measured at the survey is modest. Then the choice is between keeping a vented cylinder fed from the loft and changing to an unvented one fed from the mains, which gives stronger showers but needs a good supply and a yearly check of its safety valves. A cylinder that is sound and the right size can stay. One that is too small for the bathrooms the house now has should be changed on the same day as the boiler, because the pipework is already open.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”

Bearsden Questions

It depends on how you use them and on the water main. If two people regularly shower at the same time, a combi will usually disappoint, because it shares one fixed amount of heat between both showers. If showers are taken one after another and the mains flow is strong, a good combi can work well. We measure the flow at the survey and tell you which side of that line your house sits on.
