What Actually Fails in Glasgow Drains

Victorian and Edwardian tenement stock across the Southside, Govanhill, Dennistoun and the West End is largely still on salt-glazed clay pipework laid in short sections with mortar joints. Those joints are where almost everything starts, opening slightly as the ground settles over a century, then letting roots in and letting water out. The pipe itself is often sound, which is exactly the case relining was designed for.

Shared back courts are the Glasgow complication. A single line frequently serves several closes, so a failure is a common repair rather than a private one, and the section that has failed determines who pays. We map that from the survey rather than guessing at it, because the difference between your bill and a factored bill split across eight flats is worth ten minutes of establishing properly.

Post-war estate housing further out towards Knightswood, Drumchapel, Cumbernauld and East Kilbride generally has pitch fibre or early plastic rather than clay. Pitch fibre is the one worth naming, because it deforms rather than cracks, going oval under load and restricting flow without ever obviously breaking. It is a common cause of a drain that keeps backing up with no blockage the camera can point at, and it is one of the cases where relining is not the answer.

Newer developments across the city centre, Finnieston and Tradeston are modern PVC and fail far less often. Where they do it is nearly always damage rather than age, a section cracked by heavy plant during construction or a joint pulled apart by ground movement, and those are usually localised repairs rather than anything systemic.

It is also the decision most open to being called the expensive way. Twenty-five years of Glasgow drainage between the team means a fair amount of that footage is familiar, particularly the clay-to-plastic transitions in properties where a previous repair stopped at the boundary of whoever was paying for it.

A damaged drain rarely announces itself directly, which is why most people arrive at this page from somewhere else. Repeat blockages in the same line are the most common route in, since a pipe that has cracked or dropped will keep catching debris no matter how well it is cleared. Damp at the base of an external wall is the other one worth mentioning, because a leaking drain run close to a foundation can show up as rising damp for years before anyone connects the two. Where we are already excavating, it is worth asking about the rest of the run while the ground is open, since a second visit to dig a metre further along costs far more than doing it in one go.

Pricing, In Plain Terms

We give you a fixed price once we have seen the survey footage, and that price is what goes on the invoice. The method drives most of the cost: a reline is one visit with no reinstatement, while an excavation carries the dig, the replacement section, the backfill and putting the surface back. That last part is the one people underestimate, because reinstating block paving or a concrete driveway properly is a genuine cost in its own right and it is the main reason relining works out cheaper where it is possible at all. Depth matters too, since a drain a metre and a half down in a back court is a different job from one just under a lawn. We will show you where your repair sits on that range before committing to anything.

Reline It, or Dig It Up?

Relining is the cheaper answer and the right one more often than people expect, so it is where we start rather than where we end up. If the camera shows cracking, open joints, or root ingress in a pipe that is still round and still running, a liner will almost certainly do the job for roughly half what a dig-up costs and without your driveway coming apart. Excavation earns its cost in three situations and not really otherwise: the pipe has actually collapsed so there is nothing to line against, the run has dropped or bellied so badly that water is standing in it and lining would just preserve the fault, or the damage sits at a junction or a bend the liner cannot negotiate. If none of those apply to your survey footage, expect us to recommend the liner, and push back if someone else has quoted you for a dig without explaining why lining was ruled out.
