Smell Gas or Think It Could Be Carbon Monoxide?

Turn off the gas at the meter, open windows and doors, put out any naked flames, and get everyone out of the property. Then call the National Gas Emergency Service on 0800 111 999, then us.

While You Wait

Four things worth doing before we arrive, they won't fix it, but they'll limit the damage.

1

Find the stopcock, turn it off

Usually under the kitchen sink or near where the water enters the property. Turning it off stops more water getting in while you wait.

2

Turn on a cold tap

This drains the remaining water out of the pipes and takes pressure off the leak.

3

Move anything valuable out of the way

Electricals, rugs, anything that water damage would ruin. If water's near a socket or fuse box, stay well clear of it.

4

Call us and describe what's happening

Tell us what you can see and hear. It helps us bring the right parts and gives you an honest idea of how long we'll be.

Is This An Emergency?

Not sure if it can wait until morning? Here's how we'd judge it, but honestly, just call and describe it, we'll tell you straight.

Call Now

  • Burst pipe or water you can't stop
  • No heating in freezing weather, especially with kids or elderly in the house
  • Smell of gas anywhere in the property
  • Sewage backing up into the house
  • Flooding from any source

Can Usually Wait

  • Dripping tap that isn't getting worse
  • Slow-draining sink or bath
  • Boiler making a new noise but still heating fine
  • Small stain on a ceiling that hasn't grown
  • Toilet running longer than it should

What Happens When You Call

1

You call, we ask what's actually happening

Not a script. We ask what you can see, hear or smell, whether the water's still running, whether anyone's at risk. That tells us what to bring and how urgent it is.

2

We give you an honest time estimate

Based on where you are and what's going on, not a vague 'within the hour' that call centres use to get you off the phone. If it's going to be 40 minutes, we say 40 minutes.

3

We diagnose before we touch anything

We find the actual fault first rather than guessing and swapping parts. It's slower for the first five minutes and faster for the whole job, because we're not fixing the wrong thing twice.

4

Clear price, then the fix

Once we know what's wrong, you get a price before any work starts. If it's straightforward we fix it there and then. If parts are needed that we don't carry, we tell you honestly and arrange the quickest return visit.

Glasgow's Housing Stock and Why It Matters in an Emergency

Glasgow's housing is genuinely mixed, and what's actually wrong in an emergency often depends more on the building than the symptom. Victorian and Edwardian tenements, still a huge share of the city's housing, share drainage stacks and water supply between flats, so a burst pipe or blocked drain in one flat can very quickly become everyone's problem. The closes and shared stairwells mean water finds its way down fast, which is why speed matters more in a tenement callout than almost anywhere else.

Post-war semis and estate housing across areas like Knightswood, Drumchapel and further out to East Kilbride and Cumbernauld tend to have more straightforward, single-occupancy plumbing, but a lot of it is now 50 to 70 years old. Original pipework and gravity-fed heating systems in these properties fail differently to a modern flat, slower pressure loss, corrosion at old joints, systems that were never designed for the boilers now bolted onto them.

Newer flats and conversions, common across the city centre and regeneration areas like Finnieston and Tradeston, mostly have modern combi systems and plastic pipework, which fail less often but in less familiar ways when they do, usually electronic faults or pressure sensor issues rather than a physical leak. Knowing which of these three situations we're walking into before we knock on the door is most of why we can usually sort an emergency on the first visit.

There's also a fourth category worth mentioning, high-rise and multi-storey blocks, common across parts of the East End and the Southside, where water pressure and drainage are managed communally and a fault can be a building-wide issue rather than a single-flat one. On these jobs the first task is often working out whether the problem is inside your flat at all or belongs to the building's shared systems, since that changes who's actually responsible for the fix and the cost.

Who You'll Get

Mo and Kyle handle most of the emergency plumbing callouts across Glasgow. Both have spent years dealing with the specific ways Glasgow properties fail, tenement stacks that back up into three flats at once, gravity-fed systems in older semis that lose pressure in a way a modern combi never would, gardens and driveways where the stopcock hasn't been touched in a decade. That matters on an emergency call because guessing wrong wastes time you don't have. Mo's approach, learned the hard way over 25 years, is to find the one part that's actually failed rather than replacing three things and hoping. It takes a bit longer to look properly, but it means the job's actually fixed when we leave, not just quieter for a week.

What Else Often Comes Up

Plumbing emergencies rarely arrive alone. A burst pipe usually means water has already reached flooring, skirting or a ceiling below, and in a tenement it can mean a downstairs neighbour's flat too, so part of an emergency callout is often assessing water damage as well as stopping the source. No heating in winter raises the risk of any remaining exposed pipework freezing next, which is why we'll check for that even if it's not why you called. And where gas is involved, a leak or a fault on a gas appliance is never treated as an isolated plumbing issue, our Gas Safe engineers check the wider system, not just the one symptom you noticed. Blocked drains and burst pipes also often turn out to be connected, a slow blockage that's been building for months can be what finally causes a joint to fail under the backed-up pressure, so if we find one we'll usually check for early signs of the other while we're already there.

Pricing, In Plain Terms

We give you a clear price before any work starts. That price is what goes on the invoice. Emergency pricing reflects the actual work, not the time of day, so a straightforward fix costs the same at 2am as it would at 2pm, the price moves with the complexity of the job, not the clock. What changes the cost is usually access, whether a pipe's easily reached under a sink or buried behind tiling, and whether parts are needed beyond what's on the van. We'll always tell you before starting if something's likely to push the price up, rather than surprising you on the invoice.

Should You Try a Temporary Fix Yourself First?

For a genuinely minor drip you can safely bucket and mop, waiting an hour for us rather than reaching for tools yourself is usually fine, especially if you're not confident finding the stopcock. But anything involving standing water near sockets, a smell of gas, or a pipe that's actively spraying rather than dripping, don't attempt anything beyond turning off the stopcock and calling us. The risk with DIY on a genuine emergency isn't usually making it worse plumbing-wise, it's the water damage or safety risk in the time it takes to have a go before admitting it needs a professional anyway. If you're already reading this because something's actively going wrong, the honest answer is almost always to call first and let us talk you through anything safe to do while we're on the way, rather than guess.

Communication was excellent from my 1st contact with Moe to the completion of the work. This included follow-up messages…

Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.

We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.

As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.
