A CP12, officially called a Landlord Gas Safety Record, is a legal document that confirms all gas appliances, pipework and flues in your rental property have been checked by a Gas Safe registered engineer and are safe. The name CP12 comes from the old British Gas form number and has stuck as the common term, though the official document is now called the Gas Safety Record.
The law that requires it is the Gas Safety (Installation and Use) Regulations 1998. Under this law, if you rent out a property in Scotland that has any gas appliance, you must have a valid gas safety check carried out every 12 months by a Gas Safe registered engineer. This applies whether you are a private landlord, a housing association or a letting agent managing the property.
The certificate covers every gas appliance in the property. That includes the boiler, any gas fires, gas cookers, gas hobs and any other gas appliance. It also covers the gas pipework, the flues and the ventilation. Our engineer inspects everything, tests everything, and issues the certificate on the same visit.

You keep a copy for 2 years. Tenants must receive a copy within 28 days of the check, and new tenants must have a copy before they move in. Digital copies are accepted.
A full gas safety inspection takes around 30 to 60 minutes depending on the number of appliances. Here is what we check.
Combustion analysis, flue integrity, gas pressure, heat exchanger condition, safety devices and overall safe operation.
Inspection of all visible gas pipework for soundness, correct installation and signs of damage or corrosion.
Flame picture, ventilation, flue performance and safe operation check on any gas fires in the property.
Burner pressure, ignition, flame safety devices and safe operation for any gas cooking appliances.
Flue flow test to confirm combustion gases are safely leaving the property. Blocked or deteriorating flues are a serious safety risk.
Checking that the property has adequate ventilation for each gas appliance to operate safely.
If our engineer finds a fault during the inspection we explain it clearly and give you an honest quote for the repair. A certificate cannot be issued until any immediately dangerous faults are resolved.
The consequences are serious. This is not a box-ticking exercise.

Useful details that can save you time and money.
If you carry out the annual check up to 2 months before the expiry date, the new certificate keeps the same renewal date. Useful if you want to book before a tenancy ends or during a void period.
You do not need to post a paper copy to tenants. Electronic delivery is accepted provided the tenant can access it. We issue digital certificates as standard.
If you have a house in multiple occupation (HMO) with a shared gas supply, one certificate can cover the whole property. If you have separate properties, each needs its own annual check.
A CP12 inspection and an annual boiler service can be done in the same visit. The boiler service is more thorough than the safety check alone and keeps your manufacturer warranty valid. Ask us about a combined visit when you call.

The more gas appliances in the property the longer the inspection takes. A standard property with a boiler only is the most straightforward. Properties with gas fires, gas cookers and hobs take longer.
Booking a CP12 check alongside an annual boiler service in one visit saves time and reduces the total cost compared to two separate visits.
