Glasgow's tenement flats make up a large share of the city's rental market, and they're where most of our CP12 work happens. These properties often have a combi fitted into an original cupboard with ventilation that was adequate when installed and marginal now, which is exactly the sort of thing an annual inspection is designed to catch before it becomes dangerous rather than after.
Older properties across the West End, Southside and Partick still occasionally have decorative or working gas fires alongside the boiler, and those need testing as part of the certificate too. A gas fire in a room with a blocked or partially obstructed flue is one of the more serious findings we come across, and it's not something a tenant would ever notice themselves.
HMO properties, common around Hillhead and the university areas, carry the same annual duty but with more appliances, more tenants and more access coordination. We're used to working around multiple occupants and will arrange a time that gets everyone's areas covered in one visit rather than needing two.
Newer flats and developments across the city centre, Finnieston and Tradeston typically have a single modern combi and no other gas appliance, which makes for the quickest and cheapest certificate we issue. Landlords with a portfolio spread across older and newer stock will see that difference reflected in the price per property, which is simply the appliance count rather than any judgement about the building.
Mo and David carry out the gas safety inspections, both Gas Safe registered, which is a legal requirement for this work rather than a preference. The part of a CP12 that separates a real inspection from a rubber stamp is testing every appliance and the pipework rather than glancing at the boiler and signing, which is why a genuine one takes forty-five minutes rather than fifteen. Mo has been doing landlord certificates across Glasgow since long before the current regime, and the honest observation from that is that the properties where the certificate is treated as paperwork are reliably the ones where something eventually gets found.
A CP12 inspection is often where other things surface, because it's the one visit a let property reliably gets every year. Ventilation that's been blocked by a tenant's furniture or a filled-in air brick is a common find and a genuine safety issue rather than a technicality. Boilers approaching the end of their life tend to reveal themselves here too, an appliance can pass a safety inspection while clearly being on borrowed time, and we'll tell you that so it's a planned replacement rather than an emergency in January. Where a property also needs electrical safety checks, those are a separate requirement with their own certificate and cannot be covered by a Gas Safe engineer, so we'll be clear about that rather than blurring the two.
The price is fixed and quoted before we attend, based on how many gas appliances need testing rather than how long the visit takes. That means a flat with a single combi is cheaper than a house with a boiler, a hob and a gas fire, which is simply a bigger inspection. Booking a CP12 and a boiler service in the same visit costs less than two separate visits, and for landlords with several properties we'll route them together and price accordingly. If an appliance fails and needs repair, that's quoted separately once we know what's actually wrong, it's never rolled silently into the certificate cost.
They answer different questions, so the right choice depends on what you actually need. A CP12 alone is enough if your legal duty is the only concern and the boiler is newish, under warranty and being serviced on its own schedule. Booking both together makes more sense in most real cases, because the inspection tells you the appliance is safe today while the service is what keeps it working and keeps the manufacturer warranty valid, and doing them on one visit is cheaper than two. For a let property with an older boiler, doing both annually is the sensible default, an appliance that passes a safety check can still be weeks from a breakdown that leaves your tenant without heat and you with an emergency call-out.
