Leak Detection in Livingston

When a stain appears on a ceiling in one of Livingston's original new town houses, look at what is directly above it. Very often it is the airing cupboard, where the hot water cylinder, its immersion heater, the pump, a motorised valve and a dozen joints all sit together in a space nobody looks into except to grab a towel. A drip there runs down through the cupboard floor rather than out across the landing, so the mark turns up in the room below before anyone upstairs sees water. A lot of leak detection on these houses starts and ends in that one cupboard.

About Livingston

In a Livingston house with its hot water still stored upstairs, a drip in the airing cupboard goes through the cupboard floor and shows in the room underneath.

Livingston was designated a new town in 1962 and built district by district: Craigshill first, then Ladywell, Howden, Knightsridge and Dedridge, and later Murieston, Eliburn and the estates beyond. The houses of the early districts were built to a plan, and the plan for hot water was the same in most of them: a boiler heating a copper cylinder in an airing cupboard upstairs, fed by a cold water tank in the loft above. Many have since been changed to a combi, but plenty still run the original arrangement or a newer version of it.

A copper cylinder of that age is thin walled, and after forty or fifty years it can thin further at the base or round its fittings. The immersion heater screws into a boss with a seal of its own. Every joint on the cylinder, the pump and the valve has been undone and remade each time a part was changed, and the foam jacket round the cylinder soaks up a slow drip and hides it. The cupboard floor is usually boards or chipboard with holes cut for the pipes, which is the route the water takes into the ceiling below.

What We Do in Livingston

Emergency Callouts

If water is coming through the ceiling under the airing cupboard, switch off the immersion and the boiler, close the stopcock and the valve on the pipe from the loft tank, and call 07988 591331.

Boilers

Where the boiler has been changed to a system boiler on a sealed circuit, the heating side is tested separately from the hot water.

Drains

If the cylinder has a pipe from a relief valve running outside or to a drain, that run is checked for water it should not be carrying.

Heating

The pump and the motorised valve in the cupboard are checked for weeping seals in the same visit.

Common Problems in Livingston

A weep where the immersion heater screws in

The immersion heater sits in a threaded boss near the top of the cylinder, sealed with a washer that hardens with age and heat. A slow weep there runs down the side of the cylinder under the jacket, and green or brown staining on the copper below the boss is the giveaway. It can usually be resealed without replacing the cylinder.

A copper cylinder thinning at the base

Old cylinders corrode from the inside, and the base is where it usually shows first, as a pinhole that drips onto the cupboard floor. That is not a lasting repair. A cylinder that has pinholed once will do it again somewhere else, so the honest fix is a new cylinder.

A joint disturbed when a part was changed

Each time a pump or a motorised valve has been replaced, the joints either side were undone and remade. One that was not quite square, or was overtightened, can weep slowly for months. Wet pipework under a part that is newer than the rest of the cupboard is a strong clue.

Water running down from the loft

The cold tank in the loft sits above the cupboard, and its outlet connection or the pipes dropping from it can leak too. That water follows the pipes down into the cupboard and looks as if it started there. If the cylinder and its joints are dry, the loft is the next place to look.

Who You'll Get in Livingston

Mo starts these jobs with the jacket off the cylinder and every pipe in the cupboard dried with a cloth, then leaves the hot water running for a while and looks again. Most airing cupboard leaks give themselves away within the hour. When the cupboard stays bone dry and the ceiling still marks, the leak is usually under the bathroom floor next door, where the pipes run on from the cupboard under the landing, and that is when the thermal camera comes out, with the hot tap running so the pipe shows through the boards.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

Livingston Questions

Open the cupboard and look before anything else. Lift off any towels and, if you can, ease back the cylinder jacket, then run a dry tissue round the base, the immersion heater and each joint. Wherever the tissue comes away damp is the leak. If all of it is dry, look up at the pipes coming down from the loft. Then call 07988 591331 and tell us what you found.
