Every job we do carries a 12-month guarantee on parts and labour. That is worth stating plainly because guarantees in this trade are often mentioned and rarely explained, and a guarantee you cannot describe is not much use to you when something goes wrong.
Tell us what's up, we usually get back within the hour with a clear price.
Broxburn has older streets alongside new-build estates, and plumbers get asked the same question in both: what happens if this goes wrong again.
A guarantee is only worth what both sides understand it to be, which is why it is worth setting out rather than mentioning. Ours runs twelve months from the work, covers the parts we fitted and the labour to put it right, and applies to what we did rather than to the property generally. That last distinction is the one that causes difficulty, and it causes far less of it when it has been said out loud beforehand.
Running alongside it, and separate from it, is whatever warranty the manufacturer puts on an appliance. Those are often much longer and they come with their own conditions, sometimes including annual servicing. That is the maker's requirement rather than ours, and plumbers who mention it at handover save customers a great deal more than plumbers who do not.
Broxburn is on the West Lothian round and booked work goes into a planned day. A return under guarantee gets treated as a priority rather than joining the back of the queue.
Out of hours Matt takes the callouts. If something we did recently is the thing going wrong, say so when you ring and we will treat it as a return rather than a new job. Call 07988 591331.
Gas and heating is Mo, Muhammad or David, all Gas Safe registered. On an installation we complete the commissioning paperwork and tell you what the manufacturer needs from you.
Paul leads the drain team and Kyle runs the jetting, across the older streets and the newer estates.
Heating work across the housing here, including returning to our own work where something has not held.
Work that was done is covered. A separate fault elsewhere in the same house is a new job, and the distinction is worth understanding before it is being argued about.
A boiler carries its own warranty from the maker, with its own conditions, and that runs alongside the guarantee on the installation rather than being the same thing.
Some manufacturer warranties require an annual service to stay valid. That is their condition rather than ours, and it is better heard at handover than at a claim.
A guarantee is much easier to apply when both sides can see what the job was. Keeping the paperwork is the customer's half of that.
A boiler here developed a fault inside its manufacturer warranty and the claim was declined, because the annual service the warranty required had not been done. The installation had been fine and the paperwork from the fitting was in order. What was missing was one service in year two, and nobody had told the householder that the warranty depended on it.
We give you a clear price before any work starts and that price is what goes on the invoice. If we come back to our own work inside the guarantee period there is nothing further to discuss about the price, because that is what the guarantee is.
It covers the work we did and the parts we fitted, for twelve months, labour included. If something we installed fails or something we repaired comes back within that period, we return and deal with it. That is the whole of the promise and it is deliberately simple. What it is not is a maintenance contract on the whole property. A different fault, in a different part of the system, is a new job rather than a claim, and that distinction is much easier to have as a conversation now than as a disagreement later. Separately, an appliance carries its own manufacturer warranty, often considerably longer than twelve months, with its own conditions attached. Some of those require an annual service to remain valid, and that is the maker's requirement rather than ours, but it is your money at stake so it is worth knowing at handover. Keep the paperwork from the job somewhere findable. It costs nothing and it makes any future claim, on either the guarantee or the warranty, a short conversation instead of a reconstruction.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
