Houses in Milngavie get extended more than most on our patch, and the heating almost never gets recalculated when they do. A room goes on the back, the same boiler carries on, and the same radiators heat rooms that are now a different shape. Sometimes that is fine. When it is not, the complaint is never the extension, it is that the house never quite gets warm.

Milngavie has more extended houses than most places we cover, and an extension changes what a heating system is being asked to do without anybody deciding that it should.
The detached and semi-detached stock in Milngavie has been added to steadily for decades. A kitchen extension across the back, a garden room, a loft turned into two bedrooms, a garage taken in. Each one adds space that needs heating, and none of them automatically triggers anybody to look at whether the heating can do it. The boiler stays, the radiators stay, and the house is now a different house with the same system in it.
Most of the time the symptom is not dramatic. Nothing fails. One or two rooms simply never get comfortable, the far end of the house takes an hour longer than the rest, and the household adjusts around it by turning the thermostat up, which heats everywhere else too much in order to make one room bearable. That is expensive and it is also fixable, but only if somebody works out what each room actually needs rather than assuming the answer is a bigger boiler.
So on booked heating work here we do the sums instead of reading the old data plate. Mo, Muhammad and David are all Gas Safe registered and any of them will go round the rooms with you before quoting a replacement. David runs the underfloor side, which comes up in the newer extensions. Paul and Kyle cover drainage, Matt takes the out-of-hours calls. Plumbers who quote a boiler over the phone from the model of the last one are not being lazy so much as guessing, and on an extended house the guess is wrong more often than it is right.
Milngavie is close in and we are through it regularly, so booked work usually gets a choice of days rather than one offer. A survey for heating work takes longer than people expect because it involves walking every room, and it is worth the hour.

Knock two rooms together or put a glazed wall on the back and the heat needed in that space goes up, while the radiator in it stays exactly what it was.
The quickest way to specify a replacement is to read the old data plate. It is also how a house ends up with the wrong size boiler twice in a row.
A boiler firing and stopping every few minutes is often not broken. It is too big for what the system can take away from it, which is a different problem with a different answer.
Extra radiators added onto a run that was never intended to carry them means the far end gets what is left, which is not much.
A Milngavie semi with a large kitchen extension was quoted a bigger boiler by two firms and a third time by us, until somebody measured the rooms. The house did not need more output. The extension had a radiator in it sized for the old back room, and the pipe feeding that end of the circuit was 15mm carrying what should have been on 22mm. A correctly sized radiator and a short section of new pipe fixed it for a fraction of a boiler. The original boiler was the right size all along and is still there.
We give you a clear price before any work starts and that price is what goes on the invoice. If a survey shows the job is smaller than you were expecting, we will tell you that, because a quote for work the house does not need is not a quote we want to win.
Usually not, and it is worth being sceptical of anyone who says yes before measuring anything. A boiler that is too big is a real problem in its own right. It heats the system faster than the radiators can give the heat away, so it fires, satisfies itself, stops, cools and fires again, over and over. That is short cycling and it is harder on the boiler and worse on a gas bill than a correctly sized one working steadily. Bigger is not a safety margin. What actually decides the answer is a heat loss calculation, which means going room by room and working out what each one needs based on its size, its glazing, its walls and what is above and below it. Add those together and you have the figure the boiler has to meet. On most extended Milngavie houses that figure still falls comfortably inside what the existing boiler can do, and the real problem turns out to be distribution: a radiator that is too small for the room it is now in, or a pipe run that cannot deliver enough flow to the far end. Both are cheaper to fix than a boiler. Ask for the calculation before you agree to a replacement. Anyone who has done one will be happy to show it.
