Boiler Repair in Cambuslang

If there is a small tank in your loft beside the big cold water one, your heating is open vented, and on a lot of Cambuslang semis that little tank is where boiler repairs really begin. It keeps the radiators topped up and gives the water somewhere to expand into, and when it stops doing either job properly the boiler is the part that complains.

About Cambuslang

Many of Cambuslang's ex-council semis still run open vented heating, with a feed tank in the loft, behind a much newer boiler.

Cambuslang runs from the Main Street out through Halfway, Westburn, Flemington and Whitlawburn, with private housing on the slopes at Kirkhill. A large share of it was built as council housing after the war and later bought by the people living in it, and newer estates have filled in around those streets since.

An open vented system is the older arrangement. The radiators and boiler are filled from a small feed and expansion tank in the loft, a vent pipe rises from the circuit back up over that tank, and the water is never under more pressure than the height of the tank gives it. It is simple, forgiving and still perfectly good. What it depends on is the tank, the ball valve that tops it up, and the way the pump, the feed and the vent sit in relation to each other.

Those details get disturbed. A boiler is replaced and the pump moves, a loft is boarded and the tank gets knocked, a ball valve sticks after years of doing nothing. David covers Cambuslang heating work, is Gas Safe registered and works on whole systems rather than appliances alone, which is why he looks up the hatch before he blames anything in the kitchen.

Common Problems in Cambuslang

Water pumping over into the loft tank

When the pump sits in the wrong place relative to the feed and the vent, it pushes water up the vent pipe and back into the small tank, over and over. That drags air into the system, and air means rust, sludge and noisy radiators. It often starts the week after a pump or boiler change, which is the clue.

A ball valve that stopped topping up

The float valve on the small tank only moves when the heating loses a little water, which might be once a year. When it finally sticks shut, the tank runs low and the system starts drawing air in. You get cold radiators at the top of the house and gurgling, and the boiler takes the blame.

An overflow running down the outside wall

The other way round. If that ball valve sticks open, the small tank keeps filling and the surplus runs out of the overflow on the outside wall. From the garden it looks like a boiler leak and it has nothing to do with the boiler at all.

Weeps that began when the system was sealed

Converting to a sealed system puts an old circuit under more pressure than it has ever carried. Sound pipework takes it without noticing. Tired radiator valves and old joints sometimes do not, and a run of small weeps in the weeks after a conversion means the circuit was not checked first.

A Typical Callout in Cambuslang

A semi off Hamilton Road, new pump fitted the previous winter and the heating noisy ever since, with two radiators upstairs needing bled every week. The owner had a quote for a new boiler. David went up the loft before he looked at anything else and found the vent pipe pushing a steady trickle into the small tank whenever the pump ran, because the new pump had gone in on the wrong side of the cold feed. Moving it a short way and refilling the system cleared the noise and the air, and the boiler that was meant to be replaced is still running.

We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

Cambuslang Questions

It tells us what kind of system you have, which is the first useful fact. That small tank feeds and vents your heating, so you are on an open vented system, and a fair few faults that look like the boiler are really the tank, its ball valve or the way the pump is set against it. If you can tell us whether it has water in it and whether anything drips from a pipe outside, that saves time on the visit. Call 07988 591331.
