Greenock gets more rain than almost anywhere else we work and it gets it sideways. On a booked boiler repair here the fault is often not inside the case at all, it is on the outside wall: a condensate run added years after the building went up, taken the only way it could go, and now doing badly what it was never really designed to do.

Greenock tenements were built long before condensing boilers, so the drain a modern boiler needs was added later and usually on the outside of the building.
Greenock is an old Clyde port built up a hill, and both halves of that description show up in the work. The waterfront and the streets behind it carry substantial Victorian tenement stock from the town's shipbuilding and sugar-refining years. Above and behind them the ground climbs steeply into later terraced streets and post-war estates, and the newer housing sits higher and more exposed again.
The relevant point for boilers is a matter of dates. Those tenements were built for open fires and later fitted with heating, and the buildings themselves have no provision at all for what a modern condensing boiler needs, which is a permanent drain for the water it produces as it runs. In a house with a kitchen waste a metre away that is a non-issue. In a tenement flat where the boiler ended up in a hall cupboard or on a gable wall, the condensate has usually been taken out through the wall and down the outside, because that was the only route available at the time.
In this climate that route works until the first hard frost, and then it does not. It is worth checking before anyone starts replacing parts, because it costs nothing to look at and it explains a lot of repeat visits.

The classic Greenock fault. Plastic pipe taken through the gable and down the wall, exposed to everything the Clyde sends at it, freezing in a frost and backing water up until the boiler shuts down to protect itself. The boiler is behaving correctly. The pipe is the problem, and it is fixable.
Where a condensate blockage thaws during the day and refreezes overnight, the boiler appears to fault intermittently for months. That is maddening to live with and it gets misdiagnosed as an electronic fault regularly, because an intermittent problem looks like one. The season is the clue.
Exposed gable positions on the upper streets mean some flue terminals face directly into driving wind and rain. That does not usually stop a boiler outright but it does cause lockouts in bad weather and it shortens the life of the terminal. Repositioning or fitting a proper wind deflector is often the whole repair.
In a building this old, water at the base of a wall near an appliance is as likely to have come in from outside as to have leaked from anything we fitted. We check which it is before opening anything up, because taking a boiler apart to find a roof problem helps nobody.
