A wet room is a waterproofing job with tiling on top, not a tiling job that happens to get wet. Get the tanking or the floor fall wrong and it shows up as a stain on the ceiling below, usually months later. Mo and Kyle build them the slow way, which is the only way they stay dry.

Tenement flats are the most common request and the most variable in practice. The bathroom in a Glasgow tenement is frequently a converted scullery or a space carved out of a larger room, which means the joists run whichever way the original building wanted rather than whichever way suits a drain. Where there is depth to build the fall in, they work very well. Where there is not, we say so rather than cutting into structure to make a design fit.
Southside and West End family homes and bungalows are where accessibility drives most of the work, often a bathroom being reworked so someone can keep living independently in a house they have been in for decades. These jobs benefit from planning the grab rails, the seat and the screen position at the start, because all three want proper fixings behind the tiling rather than being added afterwards.
Newer flats and conversions around the city centre and Newton Mearns tend to be the most straightforward, usually concrete floors or engineered structures with more predictable depth and drainage already close to where you would want it. These are the ones that come in nearer the week rather than running into a second one.
The one pattern worth flagging across all of them is upstairs installations. There is nothing wrong with a wet room on an upper floor, most of ours are, but it raises the cost of getting the tanking wrong from an inconvenience to a ceiling repair in the room below. That is the reason we do not compress the curing time to hit a date.

The reason we survey the floor before quoting is that a wet room is one of the few bathroom jobs where the building genuinely gets a veto, and finding that out halfway through a strip-out helps nobody. Twenty-five years of Glasgow bathrooms means we have seen enough former sculleries and awkward joist runs to know quite quickly which rooms will take one and which will not.
Wet rooms tend to surface two things that were already there. Slow drainage is the first, because a room that drained acceptably through a bath waste can struggle once it is taking a full shower flow, so if the existing waste has been sluggish it is worth saying at survey rather than discovering it at commissioning. Extraction is the second, and it matters more here than in a conventional bathroom because there is more exposed wet surface drying into the room. An underpowered fan, or one venting into a loft rather than outside, turns into damp on the ceiling within a winter. We check both as part of the survey and quote them honestly rather than leaving you to find out.
We survey first and give you a fixed price before anything starts. That price is what goes on the invoice. The two things that genuinely move the cost are the floor and the drainage, not the finish. A ground-floor room sitting over concrete with the existing waste close to where the drain wants to go is the straightforward end. An upstairs tenement room where the floor has to be built up to get a fall, or where the waste has to travel to reach an existing stack, is more work and we will show you exactly why at the survey. Tiles and fittings sit on top of that as your choice, and we are happy to fit supplied materials if you would rather buy them yourself.
A wet room is the better answer where accessibility genuinely matters, or where the room is an awkward shape that a rectangular tray fights against. It is not automatically the better answer everywhere else. A modern low-profile tray sits almost flush, costs meaningfully less, is quicker to install and puts the waterproofing risk inside a manufactured unit rather than relying entirely on the tanking. Where the floor structure makes a proper fall difficult, which is a lot of tenement flats, the tray is often the more honest recommendation even though it is the smaller job for us.
