Most boiler repairs in Lanark are the same job they would be anywhere. The ones that are not are the ones that need something to change on the outside of the building, because a good deal of the town centre sits in a conservation area and a flue terminal or a pipe run on a street elevation is not simply a technical decision there.
Tell us what's up, we usually get back within the hour with a clear price.
A stretch of central Lanark sits in a conservation area, so anything a repair needs to change on a visible elevation has to be settled before the work is planned.
Lanark is a royal burgh and a market town, and the shape of it is old: a tight historic centre around the High Street and Castlegate, wynds and closes running off it, stone-built townhouses and shops with flats above, then Victorian and inter-war villas spreading out and later estate and private housing on the edges towards Kirkfieldbank and New Lanark below.
The centre carries protection that the outskirts do not. Within a conservation area, and on any building that is separately listed, what may be fixed to or cut through a visible elevation is a planning matter as well as a technical one. For most boiler repairs that is entirely irrelevant, because the work happens inside and nothing outside changes. It stops being irrelevant the moment a repair involves the flue, an external condensate run, or moving the appliance.
So the sequence matters here more than it does elsewhere. Muhammad covers the Lanark round and on a central property the question of what is allowed gets asked before a solution is designed, not after somebody has promised one. It is a short conversation and it avoids the much longer one that follows an assumption.
No heat at all and it will not keep is the emergency boiler repair side, same number. This page is booked work, which is the only sensible setting for anything that might need a conversation with the council first.
Booked boiler repairs across Lanark and out towards Kirkfieldbank and the surrounding villages. Manufacturer certified for Worcester Bosch, Vaillant, Baxi, Ideal and Vokera.
Drainage is Paul and Kyle on the same number.
Radiators, pumps, valves and balancing across the town's older stone properties and the newer estates.
Terminal positions have technical requirements about distance from windows, boundaries and openings, and in a Lanark wynd those clearances are hard to find. Where the obvious wall is also a protected elevation, the answer is a route rather than an argument, and it is worth working out before the job is priced.
Condensate and pressure relief pipes both have to discharge somewhere. Running them down a visible front elevation is the easy engineering answer and often the wrong one here, so an internal route to a waste is worth the extra effort at the design stage.
Town centre flats above shops have their appliances in some genuinely awkward places, because those were the only positions that worked when the heating went in. Access affects how long a repair takes rather than whether it can be done, and we would rather know in advance.
In these buildings the heating pipework generally runs in boxing, under floors or along skirtings rather than buried, because burying it was never an option. That makes tracing a run slower and it makes any addition a visible piece of work rather than an invisible one.
A flat above a shop on the High Street, boiler condemned by somebody else on the grounds that the flue no longer met clearance requirements and could not be moved. That was half right. The clearance genuinely was short, and the front elevation genuinely was not somewhere a new terminal was going. What had not been looked at was the rear, which faces a courtyard nobody sees from the street and carried no such constraint. Rerouting the flue that way took a day and the appliance, which was ten years old and otherwise sound, is still in service. The customer had already been quoted for a replacement on the basis that there was no option.
Lanark boiler work is usually Muhammad, who is Gas Safe registered and covers the Lanarkshire round. The judgement that matters on a central property is knowing when to stop and ask rather than pressing on. Gas Safe requirements decide where a flue may technically go and the local authority decides what may be altered on a protected elevation, and those two are separate questions that both have to be answered. Getting one right and assuming the other is how people end up with work that has to come back out. If a repair needs nothing to change outside, none of this applies and it is an ordinary job.
Most of the time, not at all, and it is worth being clear about that before anyone worries. The great majority of repairs happen entirely inside: a valve, a sensor, a pump, a heat exchanger, a control. Nothing outside the building changes, nothing is fixed to a wall that was not there before, and conservation status has no bearing on any of it. Where it does become relevant is a short and specific list. Moving or renewing a flue, because that means a new penetration and a visible terminal. Adding or rerouting an external condensate or pressure relief pipe on a visible elevation. Relocating the appliance, which usually implies both of the above. And anything fixed to the outside of a listed building, where the threshold is lower again. If your repair is on that list, the sensible order is to establish what is permitted first and design the solution around it, rather than the other way round, because a technically correct answer that cannot be built is not an answer. If it is not on that list, the fact that the building is protected changes nothing about the job and you should not be charged as though it does. We will tell you which of the two you are in at the point of diagnosis.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
