Heating in a commercial building fails differently from heating in a house. Nobody is uncomfortable for a weekend and then rings, a cold office empties and a cold pub loses a night. That is why the useful thing here is the planned service rather than the reactive call, and why the paperwork matters as much as the work.
Tell us what's up, we usually get back within the hour with a clear price.
What the system is, and what the lease or the insurer actually requires. The second one often sets the interval more than the first does.
Annual, six-monthly or otherwise, driven by the obligation rather than by what is easiest to sell.
The work done, written up as a running history, with anything heading toward failure flagged before it gets there rather than reported after.
Priority routing for contract sites, because the point of the contract is the response as much as the servicing.
Here's what commercial heatingfrom Mo's team includes.
Planned maintenance on a fixed schedule and price, reactive work quoted before we start, guaranteed for 12 months.
Commercial heating is delivered by our commercial heating engineers, with Mo and David covering the gas and heating side of the business generally. Where a commercial appliance requires the commercial qualification rather than the domestic one, which is a separate registration, that work is carried out by an engineer holding it. We would rather say that plainly than let the distinction blur, because it is exactly the sort of thing worth asking any contractor about before they touch commercial plant.
Commercial heating problems rarely arrive alone in a building that is already working hard. Hot water is the common companion, since the same plant frequently serves both and a cylinder or a valve fault shows up as a heating complaint first. Controls are the other one worth mentioning: a surprising share of commercial heating complaints turn out to be a schedule nobody has reviewed since the building changed use or hours, which costs money every day and is free to fix. And where the building also has a commercial kitchen or gas appliances, the gas side has its own certification cycle worth aligning with the heating schedule so one visit covers both.
Planned maintenance runs on a fixed schedule at a fixed price so it sits in the budget rather than the surprises column. Reactive work is quoted before we start, as everywhere else. What genuinely moves the price on commercial heating is the plant itself and the access to it: a small office system in an accessible cupboard is close to domestic work in effort, while a plant room with multiple appliances and controls is a different job and priced as one. Multi-site schedules work out cheaper per site than the same visits booked individually, because the routing and the paperwork are done once.
For a small office or a shop where a cold morning is an inconvenience rather than a closure, reactive is a reasonable call and a contract may be money you do not need to spend. For anywhere that trades on being warm, or anywhere with a lease or insurance clause requiring servicing, the calculation is not close. The reason is not that planned work prevents every failure, it does not. It is that planned work finds the failure at eight in the morning on a scheduled visit rather than at six in the evening with customers in the building, and that the records exist when someone asks for them. If you are unsure, we will service it once, tell you honestly what condition the plant is in, and recommend an interval or tell you it does not need one.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
