A Typical Callout in Southside
A Govanhill flat that shows what actually fails a CP12 here. The boiler was fine, serviced the year before and running well. The problem was a decorative gas fire in the living room that the landlord had assumed was disconnected and the tenant had never used. It was still live, still connected, and its flue had been partially blocked when the chimney was capped at some point. That is an immediately dangerous classification, which means it gets capped off there and then and the certificate cannot be issued until it is dealt with. The landlord had been renewing certificates for years without anybody flagging it, which is what happens when the inspection is treated as a formality. Every gas appliance in the property gets checked, not just the one keeping the heating on.
