Tenement flats are the bulk of our interior work and they bring two specific things: original cornicing and ceiling roses that need cutting in around by hand rather than rollered past, and plasterwork that is often a century old with previous repairs of varying quality underneath. Both are handled at the prep stage. Where old plaster is genuinely blown rather than just uneven we will say so, because painting over hollow plaster is a short-term finish.
Ceiling heights in tenement rooms are also worth mentioning when you call, since a three-metre ceiling changes the access needed and the time a room takes. It is not a problem, it just is not the same job as a modern flat with a standard ceiling.
Rented flats across the city are a steady part of this work, usually between tenancies and on a tight window. Those jobs are about turnaround as much as finish, so we will be honest at quoting about what is achievable in the days available rather than agreeing to a date and then rushing the prep.
Newer flats and post-war housing are generally the straightforward end, flat plasterboard walls, standard skirtings and no cornicing, where the job really is prep, cut in and two coats. These are the ones where painting several rooms at once makes the most difference to the price.
Painting is delivered by our painters, with Mo, David, Paul and Kyle covering the plumbing, heating, gas and drainage side. The reason it is worth booking decorating through the same company is the overlap rather than the painting itself. A stained ceiling, mould in a bathroom corner or a wall that keeps going patchy is usually water or ventilation rather than paint, and those are our own trades. A decorator paints what is in front of them. Here the cause gets looked at first, so the room gets painted once.
Decorating tends to be the moment other things get noticed, so it is worth mentioning anything you have seen. Ceiling stains mean water has been there and may still be, which is our trade rather than a decorating question. Black mould in bathroom or bedroom corners is condensation, and the fix is ventilation rather than paint, which is why we would rather look at the extractor than sell you a repaint that goes patchy again by spring. Radiators are the other one: painting a room is much easier with them off the wall, and if any of yours have been weeping or need replacing anyway, doing that while the room is already cleared saves doing the decorating twice.
We look at the rooms and give you a fixed price before starting, and that price is what goes on the invoice. Prep is included in the quote rather than added afterwards, because prep is most of the labour and quoting without it is how a cheap number turns into a bigger bill. What genuinely moves the price is the state of the walls and the amount of woodwork. Sound walls in one colour are quick. Walls needing filling and sanding, ceilings with stains to block, or a room with panelled doors, deep skirtings and cornicing all take real time. If you are painting several rooms at once it works out cheaper per room, since the setup and covering is done once.
If the paintwork is simply tired, marked or the wrong colour, painting is exactly the right call and it will look right for years. Two things are worth ruling out first, though, because paint hides them rather than fixing them. Brown or yellow staining on a ceiling means water has been there, and if it is still active you will see it again within months. Black spotting in the corners of a room, particularly around windows or on a north-facing wall, is mould from condensation rather than a decorating problem, and it comes back through new paint unless the ventilation causing it is dealt with. Both of those are our own trades, plumbing on the first and extraction on the second, so we can look at the cause and the decorating together rather than sending you to two contractors who each fix half of it.
