Survey before you order anything

Where the stack is, where the gas comes in, whether the floor and walls will take the plan you have been given. Ten minutes here stops a delivery arriving for a layout the room will not accept.

Strip out and rework the services

Old kitchen out and away, then waste, water and gas moved to suit the new layout. This is the part that decides whether the fit goes smoothly, and it happens before a single unit goes in.

Units, then worktops

Carcasses fitted and levelled to the room, scribed where the walls are out. Worktops templated to the units as actually built, then cut and jointed.

Connect, test and hand over

Sink, tap and appliances plumbed, hob reconnected and tightness tested by a Gas Safe engineer, everything run and checked. Old units and packaging taken away before we go.

Kitchen Layouts in Glasgow Properties

Tenement kitchens are usually a converted scullery or a space taken out of a larger room, which means the soil stack sits where the original building put it and everything else has to work around that. The sink wants to be near the stack for the waste to fall properly, so a plan that moves it to the opposite wall is the thing most likely to need rethinking. Walls out of square and floors with a noticeable slope are normal here and are handled at fitting rather than being a reason not to proceed.

Post-war semis and estate housing across Knightswood, Drumchapel, Cumbernauld and East Kilbride generally have more room to work with and a more forgiving layout, with the waste run usually going straight out through an external wall. These are the jobs where a genuine layout change is realistic rather than constrained, and where moving the hob or the sink is a cost question rather than a feasibility one.

Larger family homes around Bearsden, Newton Mearns and the Southside are where kitchen installations most often come with an extension or a knock-through, which changes the sequencing. The kitchen fit becomes the last trade in rather than a standalone job, and we would rather coordinate with whoever is doing the building work than turn up to a room that is not ready.

New-build flats and recent conversions are the most predictable, with services already run to sensible positions and square walls to fit to. The main thing worth checking on these is whether the existing waste and gas positions actually suit the kitchen you have chosen, because developer layouts assume the developer's kitchen.

Who You'll Get

Mo and Kyle do the bulk of kitchen installations, with Mo covering the gas hob work as a Gas Safe registered engineer and David available where a job turns into something bigger on the gas side. The reason we survey before you order rather than after is that a kitchen plan drawn in a showroom does not know where your soil stack is, and the sink position is the single most common thing that has to change once someone actually looks at the room. Finding that out before the units are paid for is worth more than anything else we do on these jobs.

What Else Often Comes Up

A kitchen strip-out exposes whatever the old units were hiding, and it is worth knowing what tends to turn up. Slow or partially blocked waste is the most common, usually years of fat build-up in the run to the stack, and it is much cheaper to sort with the units out than to discover afterwards. Old isolation valves that no longer turn are the second, which matters because they are what lets you service an appliance later without draining anything. Where a floor has been sitting under units for decades we occasionally find damp or a soft patch near the sink, and we would rather show you that and price the repair honestly than build a new kitchen on top of it.

Pricing, In Plain Terms

We survey and give you a fixed price for the fitting before anything starts. That price is what goes on the invoice. The units and appliances are normally your spend directly with the supplier, so what we are pricing is the labour, the services work and the disposal. What moves that number is how much has to relocate: a like-for-like layout where the sink, hob and appliances stay roughly where they are is the straightforward end, while moving the sink across the room or relocating the hob means new waste, water and gas runs and costs accordingly. Stone worktops add a templating visit. We will break all of that out at survey rather than presenting one number and leaving you to wonder what is in it.

Full Installation, or Just Doors and Worktops?

Pull a door off one of your base units and look at the carcass. If it is solid, square and not swollen at the bottom, a full rip-out is probably wasting most of your budget on replacing something that is fine. New doors, a new worktop, a new sink and tap gets you the visible kitchen for a fraction of a full fit, and we do that as kitchen renovation. A full installation earns its cost in three specific situations: carcasses that are water-damaged or breaking up, a layout that genuinely does not work and needs the services moved, or a room being changed structurally. If none of those apply to your kitchen, say so when you call and we will quote the smaller job instead.
