In a mid-terrace the wall your boiler hangs on has somebody sleeping on the other side of it, and the run under your floor may have started in their house. Most jobs here are ordinary. The ones that are not become awkward for reasons that have nothing to do with plumbing, and they go far better when the neighbour hears about it beforehand rather than through the wall.
Tell us what's up, we usually get back within the hour with a clear price.
Galston is a town of terraces and semis where houses were built in runs, so a fair number of jobs here touch a wall or a pipe that two households share.
Terraces were built in runs and plumbed in runs, so a fair number of jobs here touch something two households share. Usually that is nothing more than a wall. Occasionally it is a waste run that starts next door, or a route to a back garden that goes past somebody else's door. None of it is difficult. All of it goes better when it has been mentioned beforehand.
The part that causes genuine trouble later is not access, it is noise. A solid party wall transmits vibration straight through, so anything mounted hard against it is audible on the other side for as long as it is there. A boiler or a pump on a shared wall with a bedroom behind it is a decision you make once, at fitting, and live with for fifteen years. Mounting it properly costs almost nothing on the day and cannot be retrofitted.
So we ask what is on the other side before fixing anything to a party wall, and we would rather know about shared access a week early than on the morning. Mo, Muhammad and David are all Gas Safe registered and site the boiler side of it. Paul and Kyle run drainage, which is where shared runs usually turn up.
Galston sits on the Ayrshire round so booked work goes into a planned day. If a job needs access past a neighbour, tell us at booking rather than on the day, because a week of notice usually turns a problem into a non-event.
Out of hours Matt takes the callouts. In a terrace, water appearing at your side may have started next door, so it is worth saying if the neighbours have anything going on. Call 07988 591331.
Gas and heating is Mo, Muhammad or David, all Gas Safe registered. Where a boiler goes on a party wall, how it is mounted matters as much as where, and it is worth two minutes at the survey.
Paul leads the drain team and Kyle runs the jetting. Shared waste runs are normal in a terrace rather than unusual, and they are worth mapping before anything is quoted.
Heating work across the terraces and semis here, including pipework that was originally run through more than one property.
Anything that vibrates transmits straight through a solid shared wall into the room behind it. Bedroom on the other side is the version that causes trouble, and mounting matters more than the appliance.
Terraces were plumbed in a run, so a shared length is normal rather than unusual. It only becomes a problem when it needs work and only one household knows about it.
Where the only route to a back garden is a shared close or a neighbour's path, getting materials in is a conversation to have before the day rather than on it.
A neighbour's extension, new floor or rerouted pipework can quietly alter what your side is connected to, and it surfaces years later as a fault with no local explanation.
A boiler here was replaced in the same spot as the old one, on a party wall, and the neighbour heard it every time it fired for the next two years. The unit was fine. It was fixed hard to the masonry with nothing between, and the old one had been on a different wall. Remounting it with proper isolation took a morning. Asking what was on the other side would have taken thirty seconds.
We give you a clear price before any work starts and that price is what goes on the invoice. Where a job affects a neighbour, we would rather build the extra half hour of doing it properly into the quote than save it and have somebody living with the result.
Sort out three things before booking, and none of them are technical. First, work out whether anything is genuinely shared. Lift the drain covers, look at where the waste from your kitchen actually goes, and note which wall the work is against. Most jobs in a terrace touch nothing but your own house and this takes five minutes to confirm. Second, if a party wall is involved, think about what will be on the other side of it afterwards as well as during. Drilling for a day is a nuisance that ends. A pump or a boiler mounted hard against a shared wall is a noise that continues, and where it goes and how it is fixed makes the whole difference. Anti-vibration mounting is cheap at fitting and impossible afterwards. Third, if we need access through a neighbour's ground, or if scaffolding or a van has to sit somewhere that affects them, get that agreed in advance. It is almost always fine and it almost always goes badly when it is sprung on somebody on the morning. A note through the door a week before, saying what is happening and roughly how long for, is the whole of the requirement. And if a shared run needs work rather than clearing, it is worth both households being in the same conversation from the start rather than each getting their own quote for half a pipe.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
