A lot of the booked work we do in Kilmarnock has to fit into the gap between one tenant leaving and the next arriving. That gap is usually short and rarely announced in advance. Getting the price agreed before the property is empty is what makes it possible at all.

A fortnight between tenancies is a good one. A long weekend is common.
The practical consequence is that the planning has to happen before the window opens rather than during it. A landlord who rings on the Monday a tenant moves out, wanting a bathroom done before the Friday, is asking for something that is usually not possible, not because the work takes a fortnight but because nobody has seen the property or priced it.
