When a property needs four things and this year can pay for one, most of the advice you will get is about which is most urgent. That matters, but there is a second question worth asking alongside it, which is whether doing one now makes another one dearer later. Some of these jobs undo each other and it is not always obvious which.

A lot of the older property in Saltcoats needs several things rather than one, and which order they happen in makes a real difference to what the whole lot ends up costing.
Work out what needs doing on an older flat or house here and the list is rarely short. Boiler getting on, radiators original, bathroom tired, pipework of uncertain age. Almost nobody does all of that at once and almost everybody has to choose. The usual way to choose is by urgency, which is sensible as far as it goes, but urgency on its own will occasionally have you paying twice for the same work.
The reason is that some of these jobs sit physically on top of others. New tiling goes over pipework the next job needs to reach. New radiators get sized against a system that is about to be replaced. A system gets cleaned and then opened up again four months later. None of that is a mistake anybody notices at the time, because each individual job was done well. It only shows up as money when the next one starts.
So when we quote one thing we will ask what else is on your list, and if the order looks wrong we will say so, including when that means telling you the job we are standing in should wait. It is a short conversation and it is worth having before anything is booked. Flushing a system and then cutting into it a few months later to change something undoes a fair part of what was paid for.
Tiles and flooring go over the exact runs the next job needs access to. That is the most expensive order to do things in.
The job that is most annoying is not always the one that has to be first, and treating them as the same thing is what creates rework.
A flat in Saltcoats had new radiators fitted one autumn and the boiler replaced the following spring by somebody else. The radiators had been sized against the old system and several were larger than the new arrangement wanted, which meant the heating never balanced properly afterwards and two of them were eventually changed again. Nothing about either job was done badly. They were done in the wrong order, eight months apart, by people who were never asked what else was planned.
We give you a clear price before any work starts and that price is what goes on the invoice. Where the sensible advice is to do less this year than you asked for, you will get that advice, and you are free to ignore it. What we would rather not do is take the money for work that next year's job undoes.
Two rules cover most of it. The first is that anything unsafe or actively causing damage goes first regardless of everything below. A gas fault, a leak, a drain that is backing up. Those are not scheduling decisions. The second rule is that the job which decides the shape of other jobs should be settled before the jobs it decides. In practice that means the boiler is usually the anchor. Whether it is being replaced, and roughly when, changes what radiators should be sized for, whether it is worth cleaning the system now, and where pipework will need to be reached. You do not have to do the boiler first. You do have to know what is happening to it. After that the order tends to fall out on its own. Anything that involves opening up floors, walls or pipework comes before anything that covers those surfaces, which is why a bathroom or new flooring generally wants to be late in the sequence rather than early. System cleaning comes after the work that would dirty it again, not before. And a job that is purely cosmetic can go whenever the money allows, because nothing else depends on it. Write the list down and ask about dependencies rather than urgency. Half the list will turn out to have no bearing on the other half, which makes the decisions much easier.
