Blocked Drains in Motherwell

When the drain behind a four-in-a-block cottage flat blocks, it is nearly always the downstairs flat that finds out first. The upper flat's waste joins the lower flat's drain on its way to the street, so when the shared section stops, water from upstairs comes up through the lowest opening on the run, which is the downstairs toilet or the gully by its door. With blocked drains in these flats, the first job is working out which section has stopped, because that decides whose drain it is as well as how it gets cleared.

About Motherwell

Motherwell's council-built estates include a good number of four-in-a-block cottage flats, and in each one the upstairs flat drains through a pipe it shares with the flat below.

Motherwell grew on steel, and the housing put up for the works between the wars and after them spread across estates such as Forgewood, Jerviston and Muirhouse. Among the terraces and semis are a good number of four-in-a-block cottage flats, with a door of their own for each flat and a share of the garden. Many were bought from the council over the years, so one block can now hold owners, council tenants and private tenants side by side.

Under the garden the pipes are simpler than the ownership. The upper flat's soil pipe and kitchen waste come down, inside the building or on the outside wall, and join the lower flat's drain near ground level, and that joined run carries on to the sewer under the street. The part serving one flat alone belongs to that flat. The part both use belongs to both, and the title deeds of each flat normally say how it is shared. So the people sharing a drain are not always the people who live above and below each other.

What We Do in Motherwell

Emergency Callouts

Sewage coming up through a toilet or out of a gully is an emergency at any hour. Stop running water in both flats if you can and call 07988 591331.

Boilers

If the boiler's condensate pipe runs into the blocked drain, the boiler may stop as well, and the heating side picks that up on the same number.

Drains

Paul and Kyle clear shared runs, single-flat branches and outside gullies, then use the camera to show which section was blocked.

Heating

Radiator and heating faults go to our Gas Safe engineers, not the drainage team.

Common Problems in Motherwell

Upstairs water coming up downstairs

The ground floor flat has the lowest fittings on the run. When the section below both flats blocks, water from the upper flat has nowhere to go but up through the lowest opening. The flat dealing with the mess is often not the flat whose waste caused it.

A gully by the door taking the upstairs kitchen

Many upper flats drain their kitchen sink down an outside pipe to a gully at ground level, close to the lower flat's door. Fat and food waste set in it as they cool, and the grid gathers leaves, so it is often the first thing on the block to overflow.

One run serving all four flats

In some blocks both halves of the building join one run before it reaches the sewer, so four households drain through its last few metres. A blockage there backs up into both downstairs flats at once, which is the clearest sign of where it is.

Your Flat's Pipe, or the Shared Run?

Start with what is happening upstairs. If only your own sink, bath or toilet is slow and the flat above drains normally without anything rising in yours, the blockage is almost certainly in your own branch, and it is yours to deal with. If your toilet or gully rises when the upper flat runs a bath or flushes, the blockage is below the point where the two flats join, in the shared run. If you can safely lift the chamber cover in the garden, it tells you more: a chamber standing full of water means the blockage is further down, towards the street, and an empty chamber with your pipe backed up means it is above it, in a branch. Either way, clear it first and settle the cost afterwards, because a shared drain left blocked while owners talk is a drain still backing up into somebody's flat.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

Motherwell Questions

Probably not yours alone. If water rises in your toilet when the flat above uses water, the blockage is below the point where your two drains meet, and that section is normally shared between both flats. Stop using water if you can, tell your neighbour, and call 07988 591331. Once it is clear, the camera shows exactly where it was, which is what the owners need to agree the cost.
