Common Problems in Shawlands

Garden flats sitting below the drain line

Shawlands has a lot of lower and garden-level flats where the drainage has very little fall to work with. Gravity is doing you no favours, so a partial blockage that a first floor flat would never notice shows up here first and worst.

Cast iron reaching the end of its life

A lot of the rear soil pipe on these buildings is original cast iron. It corrodes from the inside, the bore roughens, and a rough bore catches everything that passes. Once that starts, clearing it is a holding measure rather than a fix.

Rear extensions on long shallow runs

Kitchen extensions added to the back of Shawlands flats often run a long way to reach the existing stack with minimal drop. Those runs silt up steadily and need jetting rather than rodding to clear properly.

Mature garden trees finding the joints

The back gardens around Queen's Park hold some substantial old trees, and roots go where the moisture is. On these properties it is garden trees rather than street trees, and they tend to enter at a rear gully or the first bend.

A slow-draining kitchen sink with a bad smell is almost always grease buildup inside the pipe. Do not pour chemical drain cleaner down it as this rarely fixes a full grease blockage and can damage older pipes.
