Grangemouth sits on flat, low ground where the Carron and the Avon meet the Forth, and parts of the town are marked on the flood maps for that reason. For most boiler installations here that changes nothing. In a house or a ground floor flat where water has come in before, or could, it changes three things about the new boiler: how high it sits, where its controls go and which drain its condensate runs to. All three cost far less to settle at the survey than after the next wet winter.

In short: Boiler installation in Grangemouth FK3 by Gas Safe engineers. A new boiler placed high enough and drained safely on low ground. Free survey.

Grangemouth is built on flat carse land at the mouth of the Carron, so on some streets the question for a new boiler is how high it should sit as well as where.
Most of Grangemouth was built in the last hundred years, around the docks and later the refinery: the inter-war streets round Zetland Park, the post-war estates at Bowhouse and Abbotsgrange, and newer private housing on the edges of town, with the village of Skinflats out on the carse to the north west. Almost all of it is on flat ground only a few metres above the level of the Forth, and land on the docks side was reclaimed from the shore.
Flat ground drains slowly. When the rivers are high and the tide is in, rain and the drains have less room to empty, and the town has the Carron, the Grange Burn, the Avon and the Forth itself all close by. It is why the council has a flood protection scheme for the town. For a boiler, that matters in two places: anything fitted near floor level in a ground floor room, and any drain the boiler empties into.
A modern boiler is a wall-hung electronic appliance with a pump, a circuit board and a small condensate trap inside the case. None of that copes with being under water, and a boiler that has been flooded is not one to switch back on and hope. So in a property at risk, the useful decisions at installation are about height and route: the boiler and its controls well clear of the floor, or upstairs where there is an upstairs, and a condensate drain that cannot run backwards.
If water has reached the boiler, leave it off and call 07988 591331 before anything is switched back on. If you smell gas, ring 0800 111 999 first.
New boilers for Grangemouth, Skinflats and the streets round Zetland Park, from the makes we are manufacturer certified to install.
Condensate routed to a drain that will not back up, which on low ground usually means inside the house.
Raising the flow and return pipes with the boiler, and cleaning an old system before the new boiler goes on it.
Older boilers often stood on the kitchen floor, and the new one is usually planned for the same corner because the pipes already arrive there. A wall-hung boiler does not need to start at the floor. Fixing it higher on the same wall costs a little extra pipe and keeps the case, the pump and the circuit board clear of the first few inches of any water.
A soakaway only works in ground that drains. On low, flat land with water close under the surface, a soakaway can sit full for weeks in winter, and condensate then backs up the pipe until the boiler locks out. Where an inside waste pipe is within reach, connecting the condensate to that is the better route here.
Condensate piped to an outside gully works until the gully is full. In heavy rain on a high tide, water can come back up a low drain and into the pipe that feeds it. Connecting to the house waste above floor level, with an air gap or a trap fitted the right way, keeps the boiler on the side of the drain that empties.
Many houses here have the meter in a box on the outside wall near ground level. The meter is not yours or ours to move, and your energy supplier arranges that if it needs doing. What we can do is take our pipework up from the meter straight away, so nothing we fit runs along the bottom of the wall.
If water has never come into the house and the property is not in a marked flood area, fit the boiler where it suits the pipes and the flue, and give the condensate an inside drain. If water has come in before, or the house sits in an area at risk, look at where it reached. A few inches across a kitchen floor is a reason to fix the boiler higher on the same wall and lift the controls and their wiring with it, which adds little to the job. Water that came above the worktops, or a flat where the ground floor is the only floor, is a reason to think about a different room or a different wall. In a two-storey house, a boiler in an upstairs cupboard or the loft is out of reach of any flood, at the cost of a new gas run and heating pipes taken up a floor.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
