Boiler Installation in East Kilbride

Some of East Kilbride's original new town houses were never built with radiators. They were heated by warm air, a gas-fired unit in a cupboard blowing heated air through ducts to grilles in each room, and we still come across them. Replacing one with a boiler is not a swap, it is a whole new heating system, and it is the least like-for-like of all the boiler installations we do in G74.

About East Kilbride

East Kilbride's earliest new town housing included homes heated by ducted warm air rather than a boiler and radiators, and those houses have their own route to central heating.

East Kilbride was Scotland's first new town, laid out from the late 1940s in planned neighbourhoods such as The Murray, Calderwood, Westwood, Greenhills and East Mains, with later private development at Stewartfield and out towards Jackton. The houses went up in large numbers and to the heating ideas of their decade, and those ideas were not always a boiler.

Warm air was one of the systems of that era. A gas-fired heater, usually in a hall or ground-floor cupboard, warmed air and pushed it through ducts under floors and inside walls to a grille in each room, with a return grille drawing air back to the unit. Some heaters also warmed the hot water. It heated a room quickly and moved dust round the house as it did it, and parts for the older units are now hard to come by.

Moving to a boiler means putting in everything a warm air house never had: a flue position for a room-sealed appliance, radiators on the walls, pipework to every one of them, and a decision about how the hot water will work. On these jobs the survey is a design exercise as much as a measuring one, because nothing about the old system tells you where the new one should go.

Common Problems in East Kilbride

A warm air unit in the middle of the house

The heater usually sits in a central cupboard on an inside wall, because ducts had to reach every room from it. A room-sealed boiler needs an outside wall or a roof for its flue, so the new appliance rarely ends up where the old one was, and the hall cupboard often comes back as storage.

Ducts and grilles left behind

When the unit goes, the ducts stay in the floors and walls unless somebody removes them, and the grilles stay in the rooms. Sealing them properly matters, because an open duct is a draught and a route for dust and noise between rooms. It belongs in the plan, not in a tidy-up for later.

Material that wants testing before anyone cuts it

Heaters, flues and duct linings from that era can contain asbestos. Nothing suspect should be cut, drilled or broken up until it has been tested, and if it is positive its removal is handled by specialists in line with the regulations. We raise it at the survey rather than finding out halfway through the first day.

Hot water that came from the same unit

Where the warm air heater also heated the water, taking it out takes the hot water with it. So the boiler choice is a hot water choice as well, on demand from a combi or stored in a cylinder, and that is settled before the installation date rather than on it.

A Typical Callout in East Kilbride

A semi in Calderwood with its original warm air heater in the hall cupboard, a cylinder upstairs, and an owner tired of the dust. David surveyed it, sized radiators room by room, and placed a combi on the kitchen's outside wall with a short flue, which freed the hall cupboard entirely. The duct linings were tested before anything was cut and came back clear. Pipework went in under the upstairs floor and down to the ground floor radiators, the grilles came out and the openings were made good, and the cylinder went out with the old unit.

Who You'll Get in East Kilbride

East Kilbride heating installations are usually David, who is Gas Safe registered and works on whole systems rather than appliances alone, which is what a warm air conversion is. He sizes each radiator for the room it heats rather than picking one to fit under the window, and he plans the pipe routes before the start date so nobody is deciding where a pipe goes with the floorboards already up. If he thinks your warm air unit has years left in it and you are happy with it, he will say so.

Pricing in East Kilbride

Our installations start from £699 inc VAT, with the final price confirmed on the call or the visit, and that starting figure is a new boiler supplied and fitted in place of an existing one. A warm air conversion is a much bigger job, because radiators and pipework go into every room, and its price reflects that. The survey is free and the fixed price comes out of it, so you have your actual number, room by room, before you decide anything.

Keep Warm Air, or Move to a Boiler and Radiators?

If the warm air unit is fairly recent, working well and you like how it heats, keeping it is a perfectly legitimate choice, and it avoids opening up every room. The case for a boiler and radiators is strongest when the unit is old and parts are getting scarce, when the hot water side needs replacing anyway, or when you are redecorating and the disruption of new pipework lands at a sensible time. A wet system also lets you control rooms individually with radiator valves, which most older warm air systems cannot do. We fit the boiler side, so if the honest answer for your house is to stay with what you have for now, that is what we will tell you.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

East Kilbride Questions

Yes, and it is a bigger job than a boiler swap, because the house needs radiators, pipework and a flue position it has never had. At the free survey we work out where the boiler can go, size a radiator for each room, check anything from the original installation that should be tested before it is disturbed, and agree with you how the hot water will work. You get a fixed price for the whole conversion before anything is agreed. Call 07988 591331.
