Hyndland's mansion flats have rooms most modern houses would call generous and ceilings well above standard height, with large bay windows on the front. There is simply more air in those rooms to heat and more glass for it to escape through, and a system that is merely adequate elsewhere can be genuinely stretched here.
Tell us what's up, we usually get back within the hour with a clear price.
Hyndland's mansion flats have high ceilings and big bays, so a room here needs noticeably more heat than the same floor area would in a modern flat.
Hyndland is a West End area of large purpose-built mansion flats, red and blonde sandstone, arranged on wide streets with generous rooms, high ceilings and substantial bay windows. They are among the best flats in the city and they were built long before anyone thought about heat loss.
Radiator sizing works from the volume of the room and how much heat escapes from it, not from the floor plan alone. A Hyndland room with a ceiling well over three metres holds considerably more air than the same footprint in a modern flat, and a large single-glazed or early double-glazed bay loses heat steadily however good the boiler is.
The result is a recurring conversation about a heating system that seems underpowered. Sometimes the appliance genuinely is, and more often the radiators are the limitation rather than the boiler, because they were chosen for the space on the wall rather than for the heat the room needs. Mo covers Hyndland and is Gas Safe registered, and the honest first step is measuring rather than assuming.
No heat at all and it will not keep is the emergency boiler repair side, same number. This page is booked work.

Drainage is Paul and Kyle on the same number.
Radiator sizing, balancing, pumps and valves. In these flats that is usually where a heating complaint is actually resolved.
In a period flat the radiator usually went where it fitted, typically under a window or in an alcove, and the size was chosen accordingly. A room this tall needs more output than that wall space suggests, so the room runs cool while the appliance works perfectly.
Bay windows are a lot of glass on three sides, often original or early replacement. The radiator under it is fighting a steady loss, which is why that particular spot never feels as warm as the middle of the room.
The appliance can only put in what the radiators can give out. Where a system reaches temperature, cycles correctly and the rooms are still cool, the limitation is downstream of the boiler and replacing it changes nothing.
These flats are deep as well as tall, so the rooms furthest from the boiler are a considerable distance away. Losses along uninsulated runs matter more here than in a compact property.
A mansion flat off Hyndland Road, front room never comfortable in winter, and a quote in hand for a higher output boiler. We measured the room rather than the appliance: ceiling height a shade over three and a half metres, a large bay across the front, and a single radiator under it that would have been about right for a standard modern room of the same floor area. The boiler was reaching its temperature and cycling normally, which meant it had capacity to spare. The answer was a considerably larger radiator in the bay and a second one on the opposite wall. The room has been warm since and the boiler was never touched.
Hyndland is priced the same as everywhere else we cover. You get a clear price before any work starts and that price is what goes on the invoice. Where the finding is radiator sizing rather than an appliance fault, that is radiator work and it is priced as such, which is normally a good deal less than the replacement people are braced for. If a second fault appears once the case is off, we stop and tell you first.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
