Because the space it is in is at outside temperature, so everything leaving the appliance starts cold rather than getting cold on the way. Yes. If a repair's going to cost more than a replacement makes sense for, we'll say so, even though the repair's the easier sale for us.

Do you offer a guarantee on repair work?

Accepted Answer

12 months on parts and labour for anything we fit. If the same fault recurs within that window, we come back and sort it at no extra cost.

I'm a landlord, can you deal directly with my tenant?

Accepted Answer

Yes, we'll arrange access and diagnosis directly with the tenant and keep you updated, then send the invoice and paperwork to you.

Often we can narrow it down enough to bring the likely part, a specific fault code or symptom usually points somewhere. We won't quote a fixed price until we've actually seen it though, that's what the diagnostic visit is for.

It happens on older models, and we'll be upfront if a specific part's genuinely difficult to source rather than stringing you along with a vague timeframe. On a discontinued boiler that's already had a couple of repairs, this is usually the point we'll raise replacement as a realistic option.

Should I leave the heating on low when we go away in winter?

Yes, and it is the simplest protection there is. A boiler switched off entirely cannot run its own frost function, so leaving the heating on a low setting or using the frost mode keeps the appliance and the pipework around it above freezing. Is a garage a bad place for a boiler?

Not at all, and there are good reasons for it: more space, less noise in the house, easier access for servicing. It simply needs the frost side thought about, which is a small amount of insulation and a sensible pipe route rather than anything major. Can the condensate pipe be made frost-proof?

It can be made far more resistant, which in practice is enough. A larger diameter pipe, the shortest and steepest run available, proper insulation rated for outdoors, and ideally terminating into an internal waste rather than outside. The pipes to the house cross the garage, does that matter?

It does, and they are frequently left uninsulated because nobody thinks of the garage as outside. Flow and return runs crossing an unheated space lose heat on the way and are exposed in a frost.
