Boiler Repair in Knightswood, Glasgow

Open the airing cupboard in a lot of Knightswood houses and there is still a hot water cylinder in it, wrapped in an old jacket, connected to nothing. When the house went over to a combi the cylinder stopped being needed, and taking it out was extra work nobody was paying for, so it stayed.

About Knightswood

Knightswood houses that moved to a combi usually kept the cylinder in the airing cupboard, disconnected and taking up the best storage in the house.

Knightswood was built as a garden suburb between the wars, laid out in crescents and avenues with generous gardens, mostly terraced and semi-detached council housing of a consistent design, much of it since bought by its occupiers. It is one of the more uniform parts of the city and the houses share a common layout.

That layout includes an airing cupboard with a hot water cylinder, which is how the houses were heated for decades: a boiler somewhere, a cylinder storing hot water, a tank in the loft feeding it. When a house converts to a combi none of that is needed any more, because a combi heats water on demand.

Removing the redundant cylinder and tank is a separate job from fitting the boiler and it usually did not happen. What is left is a cupboard full of disconnected equipment, sometimes still holding water, and pipework running to and from it that goes nowhere. Mo covers Knightswood and is Gas Safe registered, and on a booked visit it is worth establishing what in that cupboard is still part of the system and what is simply furniture.

Common Problems in Knightswood

A cylinder left in place and still holding water

A disconnected cylinder that was never drained is several tens of litres sitting in a cupboard doing nothing. It is not dangerous and it is not doing any good either, and it is worth knowing about before anybody cuts into pipework near it.

Dead pipework that looks live

Runs to and from a redundant cylinder are still there and still look like part of the system. That makes tracing an actual fault slower and it is a common reason a job in one of these houses takes longer than the same job elsewhere.

A loft tank still connected to the mains

Where the cold tank was left with its feed still open, it fills and sits there. A tank nobody looks at for twenty years is a tank whose float valve nobody has checked, and that is the one item on this list that occasionally does cause trouble.

The best cupboard in the house full of nothing

Not a fault, but worth saying: in a house this size the airing cupboard is genuinely useful storage, and it is currently occupied by equipment that stopped working for a living some years ago.

A Typical Callout in Knightswood

A semi on one of the crescents, booked in for a boiler fault that turned out to be a straightforward diverter valve. While the system was drained down the owner asked what the cylinder in the cupboard was for, and the honest answer was nothing at all, and had been for eleven years. It still had water in it. We took it out, removed the tank in the loft and capped the dead runs, and the cupboard went back to being a cupboard. It was a separate piece of work and it was priced separately, but doing it while the system was already drained saved doing all of that twice.

Pricing in Knightswood

Knightswood is priced the same as everywhere else we cover. You get a clear price before any work starts and that price is what goes on the invoice. Removing a redundant cylinder is a separate job from a repair and it is priced separately so you can see exactly what each is. Where a repair already involves draining the system, doing both at once genuinely costs less than doing them on different days, and we will say so. If a second fault appears once the case is off, we stop and tell you first.

Communication was excellent from my 1st contact with Moe to the completion of the work. This included follow-up messages…

Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.

We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.

As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.

Knightswood Questions

Nothing. A combi heats water as you draw it, so the cylinder stopped being part of the system the day the boiler was fitted. Taking it out is a separate job from fitting a boiler, so it usually was not done. It is not dangerous, it may still be full of water, and it is occupying the most useful cupboard in the house. If you want the space back it is a straightforward removal. Call 07988 591331.
