A kitchen gets designed around how it will look and how people will move through it, which is right, and then the plumbing has to fit whatever that produced. Most of the time it does. The two decisions that regularly cause trouble are moving the sink and putting one on an island, and both are much cheaper to talk about before the units are ordered.
Tell us what's up, we usually get back within the hour with a clear price.
Clarkston is a suburb of quality family homes where kitchens get done properly rather than patched, and the plumbing questions here are design questions rather than repair ones.
Kitchens here get done properly rather than patched, which means the plumbing arrives into a design that is already largely settled. That is the right way round and it works, provided somebody asked the two questions that constrain a layout before the layout was finalised. Water can be taken almost anywhere in a room. Waste cannot, and every awkward kitchen job we see traces back to that difference not being raised early enough. Plumbers get called into kitchens late, and it is nearly always the same two questions.
The two decisions that matter are whether the sink is moving and whether anything is going into an island. Both are about getting waste back to the stack with continuous fall, and both depend on what the floor is made of rather than on what the room looks like. On a suspended timber floor there is usually room between the joists to work with. On solid concrete there is not, and the answer becomes a pump, a raised section of floor, or a different position.
The rest is detail that is cheap while the wall is open and expensive afterwards. Isolation on every tap and appliance, a separate trap for each machine, and knowing where everything runs before it is boxed in. David is Gas Safe registered and handles the hob side where a kitchen involves gas. Paul and Kyle run drainage, which on a kitchen is what decides the layout.
Clarkston is close in and we are through it regularly, so booked work usually has a choice of days. For a kitchen, the useful visit is the early one, before the design is signed off rather than after the units arrive.
Out of hours Matt takes the callouts. If a leak is under a fitted kitchen, tell us which appliance is nearest, because that decides which unit has to come out first. Call 07988 591331.
Gas and heating is Mo, Muhammad or David, all Gas Safe registered. Where a kitchen involves a gas hob, that is David's side, and it wants planning in with the units rather than after them.
Paul leads the drain team and Kyle runs the jetting. A kitchen refit is the one chance anybody gets to look at the waste runs while they are exposed.
Heating work in and around kitchen projects, including radiators that have to move to make a layout work.
The waste has to get back to the stack with fall on it the whole way. Across a room that is often possible and occasionally is not, and the answer depends on the floor.
An island sits in the middle of a floor with no wall to run against, so the waste goes under the slab or it does not go at all. Worth settling before the island is bought.
A washing machine and a dishwasher teed into the same short run will push water into each other's hose. It is a five minute change at first fix and a strip-out afterwards.
Once the units are in, a tap or an appliance valve with no local shut-off means draining the house for a job that should take twenty minutes.
A kitchen here was designed with a sink in the island, which the family had set their heart on and which was entirely reasonable. The floor was solid. Getting waste out from the middle of that room meant either breaking up the slab or pumping, and neither had been in the price. We found it at the survey rather than on fitting week, which meant they could choose. They kept the island, took the pump, and knew about it three months in advance instead of on a Tuesday morning.
We give you a clear price before any work starts and that price is what goes on the invoice. Where a layout choice will cost significantly more to plumb, we would rather show you that at the drawing stage while it is still a choice.
Four of them, and they all happen at the drawing stage rather than the fitting stage. First, is the sink moving? Water can be brought almost anywhere without much trouble. Waste cannot, because it needs continuous fall to the stack, and how much fall is available depends entirely on whether the floor is suspended timber or solid concrete. Ask that question before the layout is agreed rather than after. Second, is there an island with a sink or a dishwasher in it? That is the same problem in its hardest form, because there is no wall to hide anything in and the run has to go under the floor. It is often perfectly doable. It is never free, and finding out on fitting week is the worst version of the conversation. Third, where is every appliance going and what is each one draining into? Give each machine its own trap and its own connection where you can. Sharing one run between a washing machine and a dishwasher is the single most common cause of a kitchen that smells or backs up a year later. Fourth, ask for isolation on everything before the units go in. A service valve on each tap tail and each appliance feed costs very little while the wall is open and saves the whole house being drained down for every small job for the next twenty years.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
