About Rutherglen

Rutherglen has flats from three different building eras within a few streets of each other, and the thing that varies most between them is not the plumbing itself but whether any of it can be isolated.

Every small plumbing job starts with the same question and it has nothing to do with the job. Can the water be stopped, close to the thing being worked on, without draining the property. In a modern flat the answer is yes, there is a service valve under the basin and another behind the appliance, and the work takes as long as the work takes. In an older one the answer is often no, and that single fact is what turns a cheap visit into an expensive one.

It is worth knowing which kind of flat you have before you need to. A service valve is a small fitting on the pipe feeding a tap, a toilet or an appliance, usually with a slot for a screwdriver. If you can see them, most small jobs stay small. If you cannot see any, then changing a washer means shutting off the whole flat, and depending on the building that may mean finding a stopcock nobody has turned in twenty years, which brings its own risks.

If there is one on the pipe feeding whatever needs work, the job is contained and short. Next find the flat's own stopcock, usually under the kitchen sink or in a hall cupboard. Turn it, then open a tap and see whether the water actually stops, because an old gate valve can turn freely and hold nothing back. If it does not stop, you have not got a working shut-off, and that is worth knowing on an ordinary Tuesday rather than at midnight. After that, find out whether anything shuts off the close or the building, and where it is. In older buildings that may be under a stair, in a back court or in a cellar.
