When Kilmarnock's estates had their heating modernised, what changed was the boiler. The pipework, the radiators, the programmer and in a lot of houses the cylinder stayed exactly where they were. So a fair number of the boiler repairs we do here are on a modern appliance being asked to run a system twenty years older than it is, and the fault is usually in that gap.
Tell us what's up, we usually get back within the hour with a clear price.
Kilmarnock's estate houses tend to have a newer boiler bolted onto an older system, and the mismatch between the two is where most of the faults live.
Kilmarnock is the biggest town in East Ayrshire, built on engineering and on whisky, and its housing reflects both. There are older sandstone streets and tenement flats close to the town centre, terraced rows that went up around the Glenfield and Kennedy works, and then the large estates that followed in the 1960s and 1970s at Onthank, New Farm Loch, Shortlees, Bellfield and Riccarton. Beyond the KA1 and KA3 boundary the villages of Hurlford, Crosshouse and Kilmaurs run into the same pattern.
Those estates were built with central heating from the start, and that is the detail that shapes boiler work here. The heating went in once, with the property, and what has happened since is that the boiler has been changed and very little else has. Replacing an appliance is a day's work and replacing a system is a fortnight's, so through two or three rounds of upgrades the original pipe runs, most of the radiators, and frequently the programmer and cylinder thermostat have stayed put. The result is common enough across Kilmarnock to be the local pattern rather than a coincidence.
What that means in practice is that we test the circuit as well as the appliance before deciding anything. Muhammad and David cover Kilmarnock between them, both Gas Safe registered, and both will look at the controls and the flow around the house before condemning a component inside the boiler. A new part fitted to a fault that lives in a thirty year old programmer is a bill with nothing at the end of it, and it is one of the easier mistakes to make if you only ever look at the thing with the display on the front.
No heat at all and it cannot wait for a booked slot is the emergency boiler repair side, same number. This page is planned work, which is where there is actually time to test the system properly rather than get the heat back on and go.
Booked boiler repairs across Kilmarnock and out to Hurlford, Crosshouse and Kilmaurs. Manufacturer certified for Worcester Bosch, Vaillant, Baxi, Ideal and Vokera.
Drainage is Paul and Kyle on the same number. Named separately because a condensate blockage and a waste blockage get confused constantly and they are not the same job.
Balancing, pumps, motorised valves, controls and system cleaning. On Kilmarnock's estate housing this is frequently the actual repair, with the boiler turning out to be innocent.
The characteristic Kilmarnock job. The appliance is ten years old, the pipework and radiators are forty, and the boiler is being blamed for limits the rest of the system is setting. Modern condensing boilers only reach their efficiency at low return temperatures, and an old system running hot and unbalanced never lets them get there. It shows as short cycling, noise and higher bills long before it shows as a breakdown.
Programmers and cylinder thermostats routinely survive two boiler changes on these estates. A mechanical programmer that has drifted, or a cylinder stat that has stuck, produces symptoms that look exactly like a boiler fault: heating on when it should not be, hot water that never gets there, a boiler firing at odd hours. We check them because they are cheap to test and expensive to ignore.
Fit a new boiler to an old circuit without balancing it and the far end of the house stays cool while the near end cooks. People live with it, then eventually call it a boiler problem. It is a flow problem, and correcting it costs a fraction of what people expect because nothing needs replacing.
Kilmarnock's estate semis often have one radiator, usually a back bedroom or a bathroom, at the end of a pipe run that was extended at some point. That one will always be the first to go cold when anything on the circuit is marginal, and it is a useful diagnostic rather than a nuisance. Which radiator fails first tells us a lot about where the restriction is.
Kilmarnock boiler work is Muhammad or David. Both are Gas Safe registered, and David's heating background matters more here than it does on a straightforward appliance fault, because the question on these estates is usually about the whole circuit rather than the box on the wall. The habit that makes the difference is unglamorous: check the controls and the flow first, because they are quick and they are free, and only then start taking a boiler apart. Getting a fault down to the one thing that has actually failed is the job. Fitting three parts and hoping is the thing we were both taught not to do. If it turns out to be drainage rather than heating, Paul or Kyle pick it up on the same number.
Kilmarnock is priced the same as everywhere else we cover, with no loading for the journey out. You get a clear price before any work starts and that price is what goes on the invoice. On these estates the honest news is often good: a balancing problem or a failed control costs considerably less than the boiler repair people are braced for. Where a system needs cleaning rather than a part, we will tell you that is what it needs even though it is the less obvious sale. If a second fault appears once the case is off, we stop and tell you before going on.
Three quick things you can check before you ring, and between them they usually point at the answer. First, is the boiler itself doing anything wrong? A lockout, a fault code on the display, or a boiler that will not fire at all is the appliance. A boiler that fires normally and runs but the house is not right is nearly always the circuit. Second, is it all of the house or part of it? Every radiator cold with hot water fine means a valve, a pump or the heating side of the controls, not usually the boiler. One or two rooms cold while the rest are hot is balance or a blocked panel and nothing to do with the appliance at all. Third, look at the programmer and ask how old it is. If it is a mechanical dial with pins, it has almost certainly outlived at least one boiler, and a drifted or sticking programmer explains a surprising number of complaints that arrive described as a boiler fault. None of this replaces a proper test and none of it is a reason to start pulling things off the wall yourself. It is worth two minutes because it changes what you tell us on the phone, and what you tell us decides what we bring.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
