A good number of Prestwick's big villas are no longer one house. They are three or four flats, each with its own boiler, put in at different times by different people into a building that was designed with one heating system and one chimney in mind. When something goes wrong in one of them, working out which parts belong to which flat is genuinely half the job.

Prestwick's converted villa flats each carry their own boiler and flue in a building that was only ever designed for one, so ownership of a fault is not always obvious.
Prestwick is a seaside town of substantial Victorian and Edwardian villas, inter-war family housing and later development spreading back from the front and around the airport. The villas are the distinctive part. Many are still single houses, and a great many were subdivided into flats through the second half of the last century, which is a pattern shared with Ayr and Troon but heaviest here in the older streets near the front.
A converted villa is a specific thing to work in. The building went up with one heating system, one flue up an internal chimney stack and one set of services. Each conversion then had to find a route for its own boiler, its own flue and its own condensate, and those routes were worked out separately, years apart, by whoever was doing that particular flat at the time. The result is a building carrying three or four independent installations that share walls, voids and occasionally a chimney stack, with no single person holding a drawing of any of it.
So the first part of a repair here is often establishing what is actually yours. Where flues from separate flats have been taken up a shared original stack, work on one can affect another, and a fault in one flat occasionally presents in a neighbour's. Establishing which flue belongs to which flat before anything is disturbed is not optional and it is the reason a first visit takes longer here.
Conversions rarely respect the boundaries that were later drawn on a title deed. A heating run serving your flat can pass through a void above a neighbour, and a leak that appears in one flat can begin in another. We work out the route before opening anything up, and we say plainly when a fault is not yours.
With no obvious drain, the condensate from an upper-floor conversion has often been routed a long way to reach one. Long runs at shallow falls block and freeze, and in a seafront building exposed to the weather they do it reliably. It shows as a boiler that faults in cold snaps and behaves the rest of the year.
Each flat was done separately and the paperwork, where it ever existed, has usually gone with a previous owner. That is not carelessness, it is what happens to a building converted piecemeal over decades, and it means the first job is often working out what is there rather than fixing it.
A first-floor flat in a converted villa off the front, boiler locking out intermittently through the winter and fine by spring. Two engineers had already looked at it and one had changed a sensor. What nobody had checked was where the condensate went, which turned out to be a long shallow run through a void and out through a gable at the back, most of it in standard plastic and none of it insulated. In a frost it blocked, the boiler stopped, and by the time anyone came out it had thawed and was working again, which is exactly why it had been misread twice. We rerouted the accessible section, upsized and lagged what had to stay outside, and it has run through two winters since. The sensor had never been the problem.
