Boiler Repair in Linlithgow

Turn on the bathroom tap in plenty of older Linlithgow houses and you wait. The combi fires within seconds, but the water it heats has to push out all the cold sitting in the pipe first, and with the boiler in a back kitchen and the bathroom at the far end of a stone house, that pipe is long. A good few of the boiler repairs we get asked about in EH49 are this, and nothing is broken.

About Linlithgow

Linlithgow's older stone houses put a long way between the kitchen and the bathroom, and the hot water has to travel every metre of it.

Linlithgow is an old royal burgh on the loch below the palace, with stone houses along and behind the High Street, Victorian villas on the rising ground, Linlithgow Bridge to the west, and newer estates on the edges of the town. The older property was built long before anyone fitted a boiler, so where one went was decided by where a flue could get out, usually somewhere at the back.

A combi has no store of hot water. It heats water as it passes through, which takes a few seconds to get going, and that hot water then has to travel down the pipe to the tap. Whatever was already in the pipe has gone cold since the last use, and it all comes out first. A standard 15mm pipe holds roughly a seventh of a litre for every metre, so twenty metres of run is about three litres of cold water before anything warm arrives.

That is physics rather than a fault, and a new boiler on its own never fixes it. Where the wait has got worse rather than always being there, the appliance comes back into question. Mo covers Linlithgow and is Gas Safe registered, and the first thing he does is time the taps, because the numbers separate the two cases faster than any fault code.

Common Problems in Linlithgow

A wait that has always been there

If the bathroom tap has taken half a minute ever since the combi went in, that is the length of the run. Nothing has changed and nothing is failing. Knowing that is useful mainly so that nobody sells you a part to cure it.

A wait that has crept up over months

A delay that has grown is a different story. A combi that is slow to fire, or whose hot water side is losing output, can show up first as a longer pause at the far tap. Here the timing matters, and a change is a fair reason for a booked repair.

A hot pipe under a cold suspended floor

Older stone houses often have timber floors over a ventilated void, and a hot pipe running through cold air loses its heat fast between uses. Insulating it does not shorten the first wait of the morning, but it keeps the water warm for longer between one tap and the next.

A preheat setting nobody knew about

Some combis have a keep-warm or preheat mode that holds the hot water side ready so it fires quicker. It costs a little gas and saves a few seconds at the tap, and it is often switched off without the owner knowing it exists. It does nothing about the pipe, which is the bigger part of the wait.

A Typical Callout in Linlithgow

A stone terrace off the High Street, and an owner convinced the combi was on its way out because the shower took the best part of a minute to run warm. Mo timed the kitchen sink first, where the water was hot in a few seconds, then the shower, at the far end of the house and up a floor. The boiler was fine. The hot pipe ran the full depth of the house under the floor, bare, and then up the front wall. Insulating the length under the floor and switching on the boiler's preheat setting took a noticeable amount off the wait, and the money set aside for a new boiler stayed in the bank.

Shorter Pipe, Warmer Pipe, or Stored Hot Water?

If the wait is under half a minute and mostly at one tap, insulating the run and switching on any preheat setting is the cheap answer, and often enough on its own. If the bathroom is a long way from the boiler and several people get ready at once, a shorter route for the hot pipe makes a real difference, and that is a plumbing job rather than a boiler one. Where the house genuinely does not suit a combi, because the distances are long and the demand is high, stored hot water is the honest answer, and that is a replacement conversation. None of the three involves fitting a new part to a boiler that is working properly.

We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

Linlithgow Questions

Probably not, if it has always been that way. Time it at the tap nearest the boiler and at the one furthest away. If the near tap runs hot in a few seconds and the far one takes much longer, the difference is the pipe between them, which is common in the deeper older houses here. If both are slow, or the wait has grown over the past few months, the boiler wants a proper look. Call 07988 591331.
