Our Livingston heating comes on whenever we run hot water, what causes that?

On a system with a cylinder there is a valve deciding whether heat goes to the radiators, the cylinder or both, and when it wears it stops travelling fully and sits between positions, sending heat both ways. Under ten years old and otherwise reliable, repair almost always wins. Past fifteen with a string of previous call-outs, we'll say so honestly and talk you through replacement instead.

Yes. If a repair's going to cost more than a replacement makes sense for, we'll say so, even though the repair's the easier sale for us.

Do you offer a guarantee on repair work?

12 months on parts and labour for anything we fit. If the same fault recurs within that window, we come back and sort it at no extra cost.

Not for us, we repair boilers of any age. It's worth knowing though, since an out-of-warranty repair on an older unit is one of the moments worth asking us honestly about replacement instead, which we'll always raise if it's genuinely the better option.

Often we can narrow it down enough to bring the likely part, a specific fault code or symptom usually points somewhere. We won't quote a fixed price until we've actually seen it though, that's what the diagnostic visit is for.

It happens on older models, and we'll be upfront if a specific part's genuinely difficult to source rather than stringing you along with a vague timeframe. On a discontinued boiler that's already had a couple of repairs, this is usually the point we'll raise replacement as a realistic option.

I already replaced the programmer and nothing changed, why?

That is actually useful information. A control that has been changed with no effect points the finger downstream of it, at the valve or its wiring, because the new programmer is presumably sending the same correct signals the old one was. Can just the motor be changed or does the whole valve come out?

Very often just the head, which is the motor and the electrics, and that unclips without draining the system. Where the brass body itself has seized, that is a bigger job because the system has to be drained to change it. Does this affect the newer houses in Livingston too?

Less often, because much of the later development went in with combi boilers, and a combi has no cylinder and no motorised valve of this kind.
