About Houston

Houston property tends to have been added to in stages rather than all at once, so the useful question when we arrive is often not what is wrong but what anybody kept from the last time.

Houston is a village of family homes and larger detached houses, and a good number have had a kitchen done, a bathroom added, a boiler changed and a loft brought into use across thirty or forty years. Each of those was probably done competently. The problem is not the standard of the work, it is that almost none of it was recorded. Different trades, different decades, nobody keeping a folder. The house ends up with pipework, valves and appliances that all function and that nobody can account for.

That has a cost and it is paid on every future visit. A plumber in a documented house spends ten minutes reading and the rest of the time fixing. In an undocumented one the first hour goes on working out how the building is put together, and it goes again next time, because that hour was never written down either. Multiply it by every trade that comes through the door over the years.

So on booked work here we try to leave the house better documented than we found it. Mo, Muhammad and David all hold current Gas Safe registration and complete the commissioning paperwork on gas and heating work as a matter of course. Paul and Kyle run the drainage side and will note where a run goes while the ground is open, because that is the only time anybody can see it. Matt takes the out-of-hours calls. None of this is a separate service, it is part of what a job should include.

Boilers

Paul leads the drain team and Kyle runs the jetting. If a run has to be dug up, that is the one chance anybody gets to see where it goes, so we note it and photograph it before the ground closes.

Heating

Heating work across the larger village properties, including the parts added later that nobody has a drawing for. Working out how it is arranged is the first half of the job and we would rather do that properly than guess.

Common Problems in Houston

A boiler with no commissioning record

The Benchmark section at the back of the manual is blank, so nothing proves the installation was set up correctly or when it was done. It is also the first thing a manufacturer asks for on a warranty claim.

Nobody registered the warranty

Registration usually has to happen within a month of the install and it is nearly always the householder's to do, not the fitter's. Five years later that is the difference between a free heat exchanger and a big invoice.

Work covered up with no photograph of it

Once the floor is back down or the ground is made good, what is underneath is a guess. The photograph that would have answered it takes ten seconds and almost never gets taken.

Three trades and no shared handover

A house improved in stages ends up with three sets of paperwork in three places, or none, and no single account of how the systems in it fit together.

A Typical Callout in Houston

A house on the edge of the village had a boiler fail about four years after it was fitted. The warranty should have covered the part. It did not, because the installation was never registered and the commissioning section at the back of the manual was blank, so nothing showed when the boiler went in or that it had been set up correctly. The original fitter had stopped trading. The householder paid for a repair the warranty was written to cover, because of two forms nobody completed on the day.

What Should Be Left With You When a Houston Job Finishes

Five things, none of which take long. First, the commissioning record. On a new boiler that is the Benchmark section at the back of the manual, filled in and signed on the day, and it is the first thing a manufacturer asks to see on a claim. Second, the warranty registration. That usually has to happen within a month of installation and the responsibility is often the householder's rather than the installer's, so agree out loud who is doing it instead of both assuming the other did. Keep the confirmation. Third, photographs of anything about to be covered up. A floor going back down, a trench being filled, a boxed-in run. Ten seconds with a phone answers a question somebody will otherwise pay an hour to answer. Fourth, know where the isolation is: the main stopcock, and the local isolation for anything that has its own. Fifth, on gas work, the record for it. Keep all five in one place in the house rather than in an email account somebody eventually closes. Over several jobs, that folder is what makes each one cheaper than the last.

Start from now rather than trying to reconstruct forty years backwards. Most of that is not recoverable and chasing it is not a good use of your time. Get the boiler identified and its age established, usually readable from the data plate, and register anything still inside its warranty period.
