Paisley has more converted buildings than anywhere else we cover. Mills, churches, schools and old commercial premises all turned into flats, and every one of them had its plumbing fitted into a structure built for something completely different. That is a genuinely different job from a tenement, and it is where most of the surprises here live.
Tell us what's up, we usually get back within the hour with a clear price.
A Paisley conversion inherited its bones from whatever the building used to be, so the plumbing went in around a structure that was never designed to have any.
Paisley was a mill town long before it was a commuter one, and the buildings that made it are still standing. A lot of them are now flats. The thread mills are the obvious ones, but the same thing happened to churches, schools, warehouses and any number of old commercial premises around the centre. From a distance a conversion flat looks like a modern flat. Underneath it is nothing of the sort, and plumbers who treat the two the same tend to find out the hard way.
The difference is that a conversion had its services fitted into a shell, rather than being built with them. Floor structures are whatever the original building had, which in a mill means something built to carry machinery and in a church means something built to carry nothing at all. Waste has to reach a stack that was put in during the conversion, often in one or two fixed positions for the whole building, so where a bathroom can go is decided by the conversion rather than by the flat. Ceiling heights are generous and floor voids frequently are not. None of that makes work impossible. It makes assumptions expensive.
The rest of Paisley is more familiar: dense town-centre tenements, post-war estates out towards Foxbar and Glenburn, and newer developments closer in. Those behave the way you would expect and the other Paisley pages cover what goes wrong in them. What lands here is the booked work, and the single most useful question before any of it is what the building was originally for.
Paisley is one of our busiest western patches and we are through constantly, so booked surveys are easy to arrange and rarely mean a wait. For urgent work you get an honest arrival time rather than a comfortable one.
Out of hours Matt takes the callouts. In a conversion the first job is often working out which stack or riser serves the flat at all. Call 07988 591331.
Gas and heating is Mo, Muhammad or David, all Gas Safe registered. Conversions frequently limit where a flue can go, which shapes what boiler is actually an option rather than what would be ideal.
Paul leads the drain team, Kyle runs the jetting. Conversion drainage is usually newer than the building by a century and tied into whatever the site already had, which is worth a camera before anyone quotes a repair.
Heating work across conversions, tenements and estates, including systems that were specified for the conversion rather than for how the flats are actually lived in.
In a conversion the waste stacks went in once, for the whole building, in positions that suited the conversion rather than any individual flat. That usually settles where a second bathroom is possible before anyone draws a plan.
Generous ceilings in a mill flat do not mean generous floors. The structure underneath was built to carry machinery or nothing at all, and what can be run through it is a question rather than an assumption.
Conversions draw the line between what is yours and what belongs to the building differently from a tenement. Establishing which side a pipe sits on comes before deciding who is paying.
Plenty of Paisley conversions sit in listed or protected buildings, so the route a plumber would choose is occasionally not one that is permitted. Better established at survey than at first fix.
A mill flat near the centre wanted an en-suite added to the main bedroom. On the plan it was straightforward, a small room with a wall that looked ideal. Underneath, the floor was original mill structure and the nearest waste stack was on the other side of the flat, with no route between the two that did not involve either a run with no fall or lifting a floor nobody was going to be allowed to lift. What was possible was an en-suite on the opposite wall, closer to the existing services, which was not where the owner had imagined it. We worked that out at the survey and showed them why. It cost an hour of looking. Finding it at first fix would have cost considerably more than that, and the answer would have been the same.
Conversions are the clearest case for one number rather than three. A single job in a mill flat regularly touches the gas, the waste and the water, and in a building where none of those are where a plumber would expect them, deciding which trade owns the problem is genuinely difficult from a description. Mo, Muhammad and David cover the gas and heating, Paul and Kyle the drains, Matt the out-of-hours work. Describe the flat and what you want done, and working out who comes is our problem rather than yours.
Paisley is priced the same as everywhere else on the patch. We give you a clear price before any work starts and that price is what goes on the invoice. On conversions we will want to see the property before quoting anything structural, because a number given from a floor plan in a mill flat is a guess, and a guess that turns out to be wrong at first fix is worse for everybody than an hour spent looking.
Three things are worth knowing before the survey rather than after. First, where the waste stacks are. In a conversion they went in once for the whole building, and they decide what is possible in your flat far more than the internal walls do. Second, what the floor is. A mill floor and a modern floor look identical with carpet on them and are completely different to run pipework through. Third, where the boundary sits between your flat and the building. Conversions draw that line in unusual places, and it decides who pays when something in a riser fails. None of these are reasons not to buy. They are reasons not to assume a conversion behaves like a new build because it was finished recently. If you are viewing with a bathroom or a kitchen change in mind, ask us before you offer rather than after you own it. An hour then is cheaper than a redesign later.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
