A lot of the older boilers we replace in Ayr's villas do not have a flue of their own. They stand on the floor in a kitchen or a back room and vent straight into the chimney, the way boilers were fitted for decades. A modern condensing boiler cannot simply take their place, so most boiler installations in the big houses along Racecourse Road and out through Alloway start with one question: where is the new flue going to go?
Tell us what's up, we usually get back within the hour with a clear price.
In short: Boiler installation in Ayr KA7 by Gas Safe engineers. Replacing an old boiler that vents up a villa chimney, with a free survey first.
Covering Ayr KA7. Monday to Saturday 8am to 6pm. Call Mo on 07988 591331.
Ayr's Victorian and Edwardian villas were built round their chimneys, and the gas boilers that replaced the coal fires often went up them too.
Ayr's older housing runs from the Georgian and Victorian streets around Wellington Square and the Fort to the big sandstone villas on Racecourse Road and out through Alloway, with tenements in the town centre and Newton-on-Ayr, and large post-war and modern estates at Whitletts, Kincaidston and Doonfoot.
The older houses were heated by coal for most of their lives, and when gas central heating arrived the boiler went where a flue already was. That meant a floor-standing appliance beside the chimney breast, or a wall-hung one with its flue pipe running into the chimney, taking its combustion air from the room it sat in. Many have been replaced since and plenty have not, because an open-flued boiler on a sound chimney can run for a very long time.
A condensing boiler works differently. Its exhaust is cooler and wet, which an old masonry chimney was never built to carry, and it is room sealed, drawing its air from outside through its own flue rather than from the kitchen. So the new boiler needs a new flue route, and in a villa with a deep plan and the kitchen at the back, the choice of route decides most of the job.
If the old boiler has failed outright and the house is cold, ring the same number and we will tell you honestly whether a repair will hold until the new one goes in.
New boiler supply and installation across Ayr, Alloway, Doonfoot and Newton-on-Ayr, on Worcester Bosch, Vaillant, Baxi, Ideal and Vokera, all makes we are manufacturer certified for.
Condensate and waste connections are part of the installation. Anything wrong with the drains themselves goes to the drainage side of the team.
Cleaning the existing system before the new boiler goes on, a filter, new controls, and capping the old flue.
An old open flue relied on warm exhaust rising up a brick or stone stack. Condensing boiler exhaust is cool and full of moisture, and a masonry chimney is not made to carry it. Unless the make you choose has an approved kit that runs its own flue up inside the chimney, the new boiler goes out through a wall or the roof instead.
The chimney breast is often well inside the house, a long way from any outside wall. A flue can run a fair distance within the manufacturer's limits, and every bend eats into that allowance, so sometimes the better answer is to move the boiler to an outside wall and bring the pipework to it.
Once the old appliance is out, the chimney it used has no job. Left open at the top it lets rain in, and sealed tight it can hold damp in the stack. Capping it with ventilation is part of finishing an installation properly, not something to leave for later.
A condensing boiler produces water that has to be piped to a drain, and in a big villa the nearest one can be a long way from a new flue position on a side wall. The condensate route is planned at the survey alongside the flue, because one without the other is only half a plan.
A sandstone villa off Racecourse Road with a floor-standing boiler in the old scullery, vented into the kitchen chimney and still running. The owners wanted a combi in the same spot. The chimney did not suit any approved liner kit, and the nearest outside wall sat too close to the neighbour's boundary for a terminal. Mo surveyed it and recommended moving the boiler to the utility room on the side wall, taking the gas and heating pipes to it through the floor void, and capping the redundant chimney with a vent. It added a day to the job, and it means the flue, the condensate and the boiler are all somewhere they can be reached for every service after.
A new boiler supplied and fitted from £699 including VAT is where our installation prices start, and that figure is for a straightforward swap where the new boiler goes where the old one was. Replacing an open-flued boiler in an Ayr villa is rarely that job, because the flue route, and sometimes the boiler's position, changes. The survey is free and the fixed price comes out of it, so you know your actual number before anything is agreed, and that price is what goes on the invoice.
Where the make you are having offers an approved kit for running its flue up inside an existing chimney, and the chimney is sound and straight enough to take it, the boiler can stay roughly where it is and the pipework barely changes. That is the least disruptive route when it is available. Where it is not, a flue straight out through the nearest outside wall is the usual answer, provided the terminal can sit the required distance from windows, doors and boundaries. If the old boiler sits deep in the house with no outside wall close by, moving the boiler to one is often better than a long flue with several bends, even though the gas and heating pipes then have to come to the new position. The survey looks at all three, and we will tell you which one we would choose in your house and why.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
