Kitchen wall or loft? In a Prestwick bungalow that is the first question on a boiler installation, because there is no upstairs cupboard to put a boiler in and the kitchen wall is worth having back. A loft can take a modern boiler perfectly well. It has to be made ready first, with a safe way up and a safe place to stand, and it has to suit the people who will live with it. Of all the boiler installations a bungalow can have, the loft one is the most worth thinking through before the day.

Prestwick has a great many bungalows, and in a house with no upstairs the choice between a kitchen boiler and a loft boiler shapes the whole installation.
Prestwick's housing runs from the villas and sandstone houses along the seafront and round the Main Street to the inter-war and post-war bungalows that fill many of the streets inland, with Glenburn's estate housing to the north and newer estates out towards Monkton and the airport. A good share of the bungalows have had rooms built into the roof since, with dormers front or back.
In a bungalow the boiler usually went on a kitchen wall or into a hall cupboard, with its flue straight out the back or side. The loft above was left for storage and, on an older system, the cold water tank. When the boiler is replaced, the loft is the obvious place to free up space downstairs, and on the right house it works well: the boiler is out of sight and out of earshot, and the kitchen wall comes back.
What changes is everything round the boiler. Whoever services it needs a fixed ladder, a boarded walkway from the hatch and a fixed light. The flue has to leave through the gable or up through the roof. The condensate has to find its way back down through the house to a drain. And somebody living in the house has to be able to get up there, or at least not need to, when the pressure drops on a cold morning.
If the old kitchen boiler fails before the new one is booked in, call 07988 591331 and we will say whether a repair will see you through.
Prestwick, Monkton and Glenburn, with the boiler in the kitchen, a cupboard or a loft that has been properly prepared.
From a loft, the condensate route is planned down through the house.
Heating pipes dropped from the loft to meet the existing circuit when the boiler goes up.
A boiler cannot go into a loft reached by a stepladder balanced on the landing. It needs a fixed loft ladder, boards from the hatch to the boiler, a fixed light put in by a qualified electrician, and a solid platform to work from. Those are part of the installation, not extras to sort out later, and where any are missing they go into the plan.
Sealed systems lose a little pressure over time and need topping up at the boiler. In a loft, that means a ladder. For a household where nobody should be climbing one, a boiler that has to be checked from the loft is the wrong choice, however much space it frees in the kitchen.
A loft boiler's condensate falls downhill, which helps, but it still needs a route to a drain. The best one runs inside, down through a cupboard to a waste or soil pipe where it stays warm. A long external pipe down a gable is the fallback, and on an exposed wall it needs to be the larger size so it does not freeze.
Where the roof has been converted, the free space is usually the low eaves cupboard behind a knee wall. A boiler can go there, with a flue up through the roof slope, if there is room in front of it to work and the cupboard door is big enough to get it in and out. Some eaves spaces are, many are too tight.
Prestwick installations are surveyed by David, who is Gas Safe registered, and in a bungalow he goes up into the loft before anyone talks about moving the boiler there. He checks the headroom over the hatch, which way the joists run, where a flue could leave through the gable or the roof, and how the condensate would get back down. He will also ask who lives in the house, because the right place for a boiler in a home where someone cannot manage a ladder is not the same as in one where everybody can.
A kitchen boiler is easy to live with. You can see the pressure, reset it if it locks out, and the condensate has a short run to the sink waste. Servicing needs no ladder, and the installation is usually simpler and shorter. What it costs you is a wall cupboard and a box you can hear. A loft boiler gives the kitchen back and puts the noise above the ceiling, but it brings the loft ladder, boards, light and flue work with it, and every check means going up. For a couple who are both happy on a ladder and short of kitchen space, the loft is often the better house. For anyone who would think twice about climbing up there on a winter morning, we would leave the boiler downstairs.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
