A four-in-a-block cottage flat looks like half a house from the street, and for most jobs it behaves like one. A new boiler is the exception, because the flue comes out through a wall the flat shares with its neighbour above or below, close to their windows and sometimes their front door. Coatbridge has a great many of these flats, and boiler installations in them are planned around the other flat as much as your own.

Coatbridge's council-built estates include a great many four-in-a-block cottage flats, where every boiler flue has a neighbour's window above it or below it.
Coatbridge grew on iron and coal, and its housing still shows it: older tenements and terraces around the centre, Whifflet and Coatdyke, the council estates that went up between the wars and after them at places like Kirkshaws, Townhead and Sikeside, and the private estates added since. Among the council housing are a great many four-in-a-block cottage flats, two up and two down, each with its own front door.
In a four-in-a-block the outside walls are split by floor. The lower flat owns the wall round its rooms and the upper flat the wall round its own, with the upper flat's stair usually running up the side or back. Each flat has its own boiler, typically in the kitchen, and both flues leave the same stretch of building, one above the other or round a corner from each other. Many of the flats were bought by their tenants over the years while their neighbours stayed rented, so the flat above or below may belong to a person, the council or a housing association.
None of that stops a new boiler going in. It means the terminal position is measured against the neighbour's windows and door as well as your own, the plume has to clear a wall with somebody's bedroom on it, and any pipe that runs down the outside may cross a part of the wall that is not yours. Getting those three right is most of the planning for a four-in-a-block installation.
If the old boiler dies before the new one is fitted, call 07988 591331 and we will see whether a repair bridges the gap.

An upper flat's condensate route is planned together with its flue.
Radiators checked while the heating is drained down for the swap.
A lower flat's terminal has to keep its distance from every opening window and door near it, and in a four-in-a-block some of those are the upper flat's. A flue position that was fine when the old boiler went in may now sit too close to a window the neighbour has since changed or enlarged. It is measured fresh at the survey.
Exhaust from a lower flat's boiler rises, and on a cold day it rises as a visible cloud straight up the wall past the windows above. Even where the terminal meets every clearance, that is a fair complaint. A plume kit can carry the discharge out sideways or up and away from the windows, and it is cheaper to fit at the start than after a falling out.
The flue goes through your own part of the wall, but a pipe running down the outside, or a plume kit reaching across, can cross onto the part that belongs to the other flat. That needs their agreement first, and where they rent from the council or a housing association, the agreement comes from the landlord.
An upper flat's boiler is a storey above the nearest drain. Run inside to the kitchen waste, the condensate is warm and out of sight. Run down the outside, it is a long exposed pipe that can freeze, crossing the lower flat's wall on the way. The inside route is the first choice wherever the kitchen allows.
Four-in-a-block surveys in Coatbridge are done by Mo, who is Gas Safe registered, and he walks round the outside of the whole block before he looks at your kitchen: where the neighbour's windows are, where their door and stair are, and where their own flue comes out. If the best flue position needs a word with the people above or below, or with their landlord, he tells you at the survey so that conversation happens before a date is set, not on the morning of the job.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
