What does a house built in the last twenty years need when its first boiler wears out? On the newer estates at Ravenscraig and round the edges of Motherwell, usually more than a new box on the same brackets and less than people fear. The developer chose the boiler, the cupboard and the controls for the whole site, and nobody has asked since whether those choices were right for your house. A first replacement is the natural time to ask, so that is how we approach boiler installations in these houses.
Tell us what's up, we usually get back within the hour with a clear price.
In short: Boiler installation in Motherwell ML1 by Gas Safe engineers. Replacing the boiler a newer house was built with, and what the builder missed.
Covering Motherwell ML1. Monday to Saturday 8am to 6pm. Call Mo on 07988 591331.
Motherwell's newer estates are reaching the age where the boiler the developer fitted is the first big thing in the house to need replacing.
Motherwell's older housing is the tenements and terraces of the steel years near the centre, and the inter-war and post-war council estates around them. From the 2000s the town grew again, with private estates on former industrial ground at Ravenscraig and new streets on the edges of town, built in large numbers to a standard specification.
On those estates the heating was chosen once for a whole site. Bigger houses with two bathrooms often got a system boiler and a hot water cylinder, smaller ones a combi, and the boiler went into a kitchen wall unit or a utility cupboard built to its exact size. Controls were usually a simple programmer and thermostat, and on many of those systems no filter was fitted to catch the dirt that builds up in the water.
Twenty or so years on, the boiler is usually what has worn out. The pipes, radiators and cylinder are often still sound, but the water inside them has never been cleaned, the cupboard fits only the old appliance, and the controls may not talk to a new one. So the job is less about choosing a boiler from scratch and more about fitting a good one to what is already there, and putting right the few things the original installation skipped.
Until the new boiler is fitted, a breakdown on the old one is still a repair. Ring 07988 591331 and we will tell you honestly whether it is worth fixing in the meantime.
Gas boiler installation across Motherwell, Ravenscraig, Carfin and New Stevenston, supplied and fitted on makes we hold manufacturer certification for.
The builder's condensate route is checked and reused where it is sound.
Cleaning the system, adding a filter, and fitting controls that suit the new boiler.
Kitchen housings and utility cupboards on newer estates were often built to the exact height and depth of the boiler they held. Its replacement may be a different shape and still needs room round it for servicing, so the cupboard can need altering or a new carcass with a matching door. That is spotted at the survey, not on the day.
Every make arranges its gas, heating and water connections differently underneath. A later model from the same manufacturer can often reuse the existing pipe positions, while a change of make means re-forming the pipework below the boiler. Neither is wrong, but it changes the time on site and how tidy the finished job looks.
The inhibitor that protects a heating system wears out, and on many builder installations it was never topped up. The black sludge that forms settles in radiators and pipes and goes straight into a new boiler's heat exchanger if it is left. The system is cleaned before the new boiler is connected, and a magnetic filter goes on to keep it that way.
Where the house has a system boiler, the hot water cylinder went in on the same day. Many have years left in them, but a cylinder of that age is checked before a new boiler is tied to it, and if it is an unvented one, the question is whether its safety valves have been looked at in the years since.
Staying with the same manufacturer is often the neatest replacement on a newer estate house. A later model may line up with the existing pipe positions, the kitchen housing may need less altering, and the job is shorter. The flue is replaced either way, because it is approved as part of the boiler. Changing make makes sense if the old boiler gave you repeated trouble, if a different model suits the house or the hot water demand better, or if you simply want a particular brand. The cost of changing is mostly pipework under the boiler and sometimes the cupboard. We fit Worcester Bosch, Vaillant, Baxi, Ideal and Vokera, and at the survey we tell you what each route would mean in your kitchen, not just in the brochure.

“Our radiator pipe was bent and leaking. They answered straight away… Guy was here an hour later and he was wearing ID, very professional, patient and kind. We just got a new carpet in this room and he done an amazing job on getting little to no water on it. Couldn't recommend enough, price was reasonable.”

“We lost heating just in time for the coldest day of the year with a baby in the house… When I contacted them they were ready to dispatch that night. Fixed by the afternoon. Quoted that morning and no extra charges were added. Honestly cannot thank them enough.”

“As a small business owner, I needed a drainage company that could respond quickly. The team attended first thing in the morning, cleared the blocked drain and carried out a full CCTV survey. All documentation emailed across promptly. Professional, efficient and great value for money.”
