Extending at the back is the usual way a house in Airdrie gets bigger, and on a lot of these streets the drain run goes straight through where the extension is going. That is workable and it is done all the time. What causes the trouble is losing the access to it, because the day that run needs rodding, the only way to it is under a floor that did not exist when the pipe was laid.

Airdrie houses have been extended at the back for generations, and the drainage laid long before any of those extensions is still underneath doing the work.
Airdrie holds a lot of housing that has grown outwards rather than been replaced. Kitchens pushed into the back garden, sunrooms added on, ground floors opened up and rear returns filled in. Underneath most of those gardens is a drain run heading to the sewer, with inspection chambers on it at the bends and junctions, sited where they were sensible in the year the house was built and nowhere near where anybody would choose to put them now.
There is nothing wrong with building over a drain and it is not unusual. Where a public sewer is involved, Scottish Water has to agree the arrangement, and the extension needs a building warrant from the council regardless. What those processes are protecting is not the pipe so much as the ability to get at it later. A chamber can be raised, a run can be rerouted, a length can be sleeved and protected. All of that is straightforward at the point the ground is open and expensive to the point of silly once there is a finished floor over it.
What we find, often years afterwards, is a chamber that was simply tiled over. The drain is usually fine. The problem is that a blockage which should be twenty minutes with a set of rods becomes a conversation about lifting a kitchen floor, and the householder is understandably not delighted to be having it. The chamber is still there, still functioning and now completely unreachable. Everything works until the first blockage downstream of it, at which point the cheapest route in is through the floor.
A pipe under a slab needs sleeving or bedding so the load does not sit directly on it. Poured over bare, it may last years and then crack under a point load, and by then there is a building on top of it.
Access points get built over one at a time across two or three separate projects, and no single one of them looked unreasonable. The result is a long length of pipe with nowhere to enter it from either end.
Most householders here have no drawing of where their drainage goes, which is normal and only becomes a problem at the exact moment somebody is about to dig. An hour with a camera settles it before the digger arrives.
This reads as drainage and quietly involves three trades. Paul and Kyle find and plot the run, the gas side gets asked whether the boiler still suits the house, and the waste and supply for the new room is ordinary plumbing. One number for all of it, so nobody is coordinating three firms around a builder programme. Mo, Muhammad and David cover gas and heating, Matt takes the out-of-hours calls.
Airdrie is priced the same as the rest of the Lanarkshire round. We give you a clear price before any work starts and that price is what goes on the invoice. A camera survey is priced separately from anything it leads to, deliberately, because most of the time it leads to nothing but a drawing, and you should not pay for a repair you did not need.
Find the run before anything else. Not approximately, actually, with a camera and a locator, and get the chamber positions marked on the plan the builder is working from. That single step decides most of what follows. If the run can be avoided by shifting the footprint a metre, that is nearly always the cheapest answer and it costs nothing at the drawing stage. If it cannot be avoided, the options are to reroute it, to raise the chamber so it finishes flush with the new floor and stays usable, or to sleeve and protect the pipe where the load will sit over it. All three are ordinary work while the ground is open. The part that goes wrong on a self-managed project is that the drainage gets treated as the groundworker's problem, the groundworker treats it as the plumber's, and it belongs to nobody until the concrete has gone down. Ask at the quote stage who is responsible for the run and get an answer with a name on it. The thing not to do is to let the slab go down over an unrecorded run and deal with it if it ever becomes a problem. It becomes a problem eventually, and it becomes one at the worst possible moment, which is when the drain is already blocked.
