On the newer Motherwell estates the awkward question is rarely which trade you need. It is who is supposed to be paying. A fault in a house a few years old might be the builder's to put right, the boiler manufacturer's under warranty, or genuinely yours, and those are three different phone calls.

Motherwell has a lot of housing built in the last couple of decades alongside its older stock, and on the newer estates the first useful question is whose responsibility a fault actually is.
Motherwell has more genuinely new housing than most of the towns we cover, built alongside tenements and mid-century estates rather than replacing them. That mix is well covered by the other Motherwell pages, which deal with what goes wrong and needs fixing. What those pages do not cover is the position a lot of newer-estate owners find themselves in, which is a fault they can see, no idea who is responsible for it, and plumbers being the obvious first call.
There are three genuinely different routes and they are worth knowing apart. Work the builder got wrong, or did not finish, is usually theirs to put right under the build warranty, and on a house still inside that period going to us first can actively cost you money. A boiler that has failed on its own is likely a manufacturer warranty matter, which is a completely separate thing from the build warranty and usually runs for a different length of time. And a fault that is neither, wear, damage, or something nobody covers, is yours, and that is the one we are for.
We would rather tell somebody to go back to their builder than take a job that should not have been ours. It costs us the work and it is obviously the right answer. The awkward part is that people frequently do not know which of the three they are in, and the routes have different time limits, so the wrong first phone call can matter more than it seems.
Motherwell is a regular part of the Lanarkshire round so booked work schedules easily. If you think a fault might be a warranty matter, ring and describe it before booking anything, because a five-minute conversation occasionally saves the visit entirely.

Gas and heating is Mo, Muhammad or David, all Gas Safe registered. On a newer boiler the first question is usually its age and whether the manufacturer warranty is still live, because that changes who should be attending.
Paul leads the drain team and Kyle runs the jetting. Drainage on a newer estate that has never run properly since the house was built is a different conversation from a blockage, and it is worth telling them apart.
Heating work across both halves of the town, including systems in newer houses that were signed off but have never actually heated the place evenly.
Pipework run badly, a waste that was never connected properly, a fitting that has leaked since the day it went in. On a house still inside its build warranty this is a call to the developer, and we will say so.
They are separate, they cover different things and they run for different lengths of time. Knowing which one might apply to your fault decides who you should be ringing first.
On a newer estate the same fault often gets mentioned to the developer and forgotten. Without a record of when it was first raised, a warranty claim becomes considerably harder to make.
A Motherwell tenement or a mid-century semi has no build warranty and nobody to go back to. Different half of the town, completely different conversation, and worth saying which you are in when you ring.
A house on one of the newer estates had an upstairs radiator that had never got properly warm since the family moved in three years earlier. They had assumed it was a balancing problem they would get round to. It was not. The flow and return had been crossed on that one radiator when the system went in, which is a build fault rather than a wear fault, and the house was still inside its warranty period. We told them to go back to the developer with it. That is a job we did not do and did not charge for, and it was plainly the right call, because a fault that was wrong from day one is not something the current owner should be paying to correct.
One number is useful here for a slightly different reason than usual. The question is not only which trade, it is whether this is a job at all or a claim. Mo, Muhammad and David cover gas and heating, Paul and Kyle the drains, Matt the out-of-hours calls, and between them they see enough newer-estate work to recognise a build fault from a wear fault fairly quickly. That recognition is worth more to a householder than the repair sometimes is.
Motherwell is priced the same as the rest of the Lanarkshire round. We give you a clear price before any work starts and that price is what goes on the invoice. Where we think a fault belongs to a builder or a manufacturer we will say so before quoting rather than after, because a quote for work somebody else should be doing is not a useful thing to receive.
Three questions usually settle it. How old is the house, and is it still inside its build warranty period? How old is the boiler, and is the manufacturer warranty still running? And has the fault been there since the beginning, or did it start later? A fault present from day one on a house still in warranty is almost always the builder's, and it is worth raising with them before anyone else looks at it. A boiler that worked fine and then failed is a manufacturer matter if the warranty is live, which usually means going through their approved route rather than through us. Everything else is ordinary work and ours to do. The one thing worth doing regardless is writing down when you first noticed it and who you told, because both warranty routes get harder to use the longer a fault goes unrecorded.
