Most properties have two drainage systems that look similar and do completely different jobs. One takes what comes off the roof and the ground, the other takes what leaves the house. They are supposed to stay separate, and a surprising number of problems come down to somewhere they have quietly been joined.

The reason this is worth ten minutes of anybody's time is that it explains a whole category of problem that otherwise looks random. A drainage fault that only appears in heavy rain, and behaves perfectly the rest of the time, is very often not a fault in the foul system at all. It is the foul system being asked to take a roof, which it was never sized for, on the handful of days a year that matters.
That intermittency is exactly what makes it get misdiagnosed. Somebody clears the drain, the weather changes, and it works for two months, which reads as a successful repair. Rain then goes where sewage should, and in heavy weather the foul system takes a volume it was never sized for, which is when things back up.
Yard and roof gullies get used for whatever is convenient over the years, including waste from appliances added later, and nobody records it.
Where surface water goes into the ground rather than a sewer, a soakaway silts up over decades and the first sign is standing water rather than a blockage indoors.
A drive or a patio laid over what used to be grass changes where rain ends up, and it usually ends up at the nearest gully whether that gully can take it or not.
A property here had a drain that backed up two or three times a winter and was cleared each time. It was clear every time somebody looked at it, because by then it had stopped raining. Two downpipes had been connected into the foul run at some point, so in a downpour the roof was going into a pipe sized for a household. Separating them ended a problem that had been treated as a blockage for years.
We give you a clear price before any work starts and that price is what goes on the invoice. On a recurring drainage problem we would rather find out what is causing it than sell you another clearance that lasts until the next wet week.
Spend ten minutes working it out once and it will explain several things at once. Foul drainage takes waste from toilets, sinks, baths and appliances, and it goes to the sewer or to a private treatment arrangement. Surface water takes rain from the roof and the ground, and it goes either to a separate sewer or into the ground through a soakaway. Follow your downpipes and see where each one ends. A downpipe disappearing into the same chamber your kitchen waste enters means the two systems have been joined somewhere, which is worth knowing. It matters for three reasons. The foul system is sized for household use and not for a roof in a downpour, so joining them causes backing up in heavy rain rather than continuously, which is why it gets misdiagnosed. Second, a problem in one is diagnosed completely differently from a problem in the other. And third, if you are laying a drive, extending, or adding an appliance, where that water is going to end up is a decision worth making rather than discovering.
